BUYERS: Inventory is up and the median sales price is down year over year, meaning on average you have more options available to you at a lower contract price than spring of last year. If you’ve been “waiting for the market to settle” this is it 👋🏼
SELLERS: The median sales price has increased since January while the average days on market floated down from three months to two months. You could be in a new home by end of July if you list this month. Notoriously spring and summer are the best times to sell in the treasure valley.

We are experiencing buyer's re-entering the market to take advantage of lower prices and the opportunity to negotiate with sellers. If we continue into Spring at this rate we can expect to lose certain negotiation tactics that favor the buyer as inventory lessens and pricing makes a return.

Builders have been providing price reductions and large incentives for months. I expect to see these dissipate fairly quickly with the change in market activity. Agents are getting direct communication, especially in the production realm, that builders are backing off on sales tactics that lessen their communities values.
An opportune market for a lot of Idahoans is the security to sell at value and buy at an even value, just like the pre-covid craze days. I look forward to seeing that return to Idaho this year.
Trying to time purchasing with the end of your lease is a tricky thing. The timeframe for approving, finding and closing on a home is not the same for everyone. It can feel overwhelming to know when to make the transition into purchasing a home given the terms of your lease. Get into the market when it works for YOU, not your rental agreement! Everything is negotiable, even your lease buy out. The window of opportunity for buyers' advantages in this market is Q1 of 2023.
