East Boston has bucked the inventory trend this year as the number of condos listed and sold has sky rocketed in 2021 vs. 2020.

Prices are up and the days on the market is down, further evidence of demand in the market.

The Sale/List Ratio is a good way to see how competitive a housing market is. Any number over 100 means homes are selling above asking price, likely with multiple offers. Any below 100 means properties are selling under asking price.

Here is a sample of Sale/List Ratios for single family home sales around Boston over the past month. ALL are considerably above asking price; and this is just on average!
