While the market has indeed slowed for Summer (which is typical, but more pronounced this year) it was a busy first half of 2024. However, this slow down has presented opportunities to different parts of the market. I am seeing more 1031 Exchanges (easier to identify & close a replacement property), more cash buyers (they don't have to bid up / compete), and I am seeing conditional offers (i'll buy your house conditioned on me selling my property) being accepted like this one.
