More interesting data to follow today. Home sales continue to trend downward compared to last year. Available Inventory has gone down this past week and homes Under Contract are moving upwards. This is indicutive of a stronger market! Stay tuned!

Interesting week! Available Inventory has gone up slightly as we thought it might start to head downward. As properties Under Contract remain somewhat flat with an uptick in Inventory, the market indicates that it hasn't quite started to pick up yet.

The Marshall Fires have certainly changed the Real Estate landscape in Boulder County. 991 homes were destroyed from the Marshall Fires in Boulder County on December 30, 2021. It's too early to determine how the market will react, but we do know there will certainly be fewer options to buy.
For those who have lost their home or have smoke or fire damage:
We had the pleasure of meeting with Cynthia Braddock, Boulder County Assessor, today. Cynthia assured us that there are Colorado State statutes that provide relief for properties that are destroyed by natural causes. For 2021, property owners with destroyed property, will get a tax bill for land only. The improvement taxes will be picked up by the State of Colorado. When you get your tax bill from the County Treasurer, it will show you the total value, value of your home and the value of the land. You will only be responsible for the value of your land. In 2022, a notice of valution will go out as land only, valued at the reduced residential land rate, which will stay in place for 3 to 5 years.
