Please be informed when performing a radon test during extreme heat and humidity. EPA protocols require windows on all levels to be closed 12 hours before, and during the entire 48-hour test. I will not conduct a radon test when it puts residents in danger of serious health concerns during high heat events if there is not adequate air conditioning. Additionally, humidity above 80% will potentially skew results.
Use common sense... why pay for uninformed inspectors who allow open windows, when professional testing can be delayed a couple of days to ensure the safety of homeowners, and often return results sooner!

Ask your inspector how often they check their monitors against each other for accuracy. Check tests are required every 10 tests or once a month minimum. Continuous monitors must be recalibrated by a certified laboratory at least every 12 months. Each of our monitors are in compliance and I’ll show you the documentation. Inspectors using charcoal canisters should deploy blanks, duplicates and spikes to ensure quality control. QA/QC is critical. Ask your inspector about this. If they can’t produce their quality assurance and quality control records, you should shop around for a professional that takes this seriously. Your family’s health depends on It.
Last week I had two concerned homeowners living on the same street contact me to perform a professional radon test to verify the accuracy of the charcoal test kits they had used. I’m often asked if charcoal canisters are accurate, and I think these two homes illustrate it best. The kits they ran came back at 24 and 0.7, respectively; my electronic continuous monitors returned results of 29 and 24! So the first canister would obviously indicate a need to mitigate.... but a difference of 5 pCi/l is a major variation that would most definitely make a big difference in deciding to fix if the levels were in the lower ranges. The second test was apparently defective or, more likely, the kit was not properly implemented. That homeowner went from happy to very surprised to see the actual level that my testing produced. The message is, charcoal kits are not necessarily as reliable as hourly data collection from a sophisticated electronic monitor. My reports give hourly readings including temperature, barometric pressure, humidity, power interrupt, tilt sensor and more. Your family’s health is important - so be sure to have an accurate radon test performed in your home.

With colder weather closing in on us, it should make it much easier for homeowners to keep windows closed throughout the house during testing. Remember it is not an accurate result if ANY windows or doors are left open during a real estate radon test. Stay warm!

The only way to achieve an accurate indoor air sample is to keep ALL windows and doors closed on ALL levels of the home during the test period. This can be difficult in the heat of summer... central air, ceiling fans and window AC recirculating with vents closed can be operated normally.

I am often asked, "Why do I have to keep all the windows closed (even upstairs) during the radon test?" Here's my explanation:
Most importantly - the EPA radon testing protocols require it. But the practical answer is that your home draws air from below the foundation or slab and exchanges air with upper levels. It’s like a giant chimney or what's called "stack effect"... Inside air rises and escapes out the top floors, drawing replacement air inside the home from the lower levels. Therefore, if you open first and second floor windows, you are adding to the "stack effect” -- possibly causing the radon levels in the basement to increase!
