I'm going to be frank here, there has never been a fixed "6% commission" to sell a house and commission has ALWAYS been negotiable. 😊
How much do you think an attorney is going to charge you for only the contract/paperwork to buy a house?
If you call the listing agent to see a house you like and you want to make an offer, be aware that agent represents the seller first and foremost! You’re immediately at a disadvantage.
Here’s a list of things a buyer will miss out on without a dedicated buyers agent on their side:
▪️No help with your with a search.
▪️No help giving you recommendations for service providers, like lenders, attorneys, home inspectors and others.
▪️It will be difficult to gain access to homes you’d like to see. Attorneys will not show you a home, let alone MANY homes.
▪️There will be no negotiating on your behalf when you make an offer. It’s not just about the price you pay, terms matter, and a good agent can help craft a creative offer that gets accepted.
▪️No negotiating on your behalf when the inspection results aren’t great.
▪️No negotiating on your behalf when the appraisal comes back low.
So what price do you think is fair for the services provided by a buyers agent?
Agents pay for real estate licensing fees, mls dues, marketing (signs, postcards, flyers, and a lot more), gas to show houses, and lots of the other expenses needed to do business.
Plus, the commission earn actual belongs to the agents broker, and they only pay a percentage of the proceeds to a buyers agent.
So my question to you is, would you buy a house without a real estate agent on your side?
