According to Realtor.com, the median rent price in the US was $1,771 per month.
That adds up to $21,252/year that renters are paying to their landlords. That's a pretty hefty number!
Earnest money is a deposit given to the seller upfront as part of an offer to purchase their home. This money protects the seller if the buyer back outs.
Earnest money can range anywhere from 1-2% of the sales price, but can be much higher depending on the market. Itβs important to choose an EMD amount strategically. This could make the difference and give you the edge when the seller is comparing offers!
Here's an interesting stat: 31% of all home buyers felt they made no compromises in the home they purchased. The top reported compromises were the price, condition and size of the home. (NAR, 2021)
So, a large percentage of buyers were flexible with their home expectations. Flexibility is key to purchasing in today's market!

It can be a challenge to find a home that checks off every single box on your wishlist, but don't let that keep you from finding a pretty great house! Keeping an open mind and being flexible is powerful.
Let's walk through this scenario to give you an idea of what it costs to purchase a home in this price range.
First, you will need a downpayment. There are loan programs that offer as low as 3-3.5% downpayment. Although, you may want to put down more. So, for this cost, you would need about $9,000.
The next expense is closing costs, which usually run around 2-3% of your loan. With NL, we cover these costs!
Lastly, we'd recommend having a small amount set aside for unplanned costs. So, let's budget around $500 - $1,000. This step is optional.

There are a number of factors that come into play when calculating property taxes, from your propertyβs assessed value to the mill levy (tax rate) in your area. When browsing homes, ask your agent to check the county tax records or search online yourself.
The government sends you a tax bill every year and tells you how much you owe in property taxes. You can roll this figure into your monthly mortgage payment!
