According to the U.S. Census Bureau, new homes are getting smaller. Post-pandemic, the square footage of single-family homes has been slowly decreasing, on average, from 2,565 sq. ft. in Q4 of 2021 to 2,374 sq. ft. in Q4 of 2023. The National Association of Home Builders (NAHB) says this home downsize trend will likely continue as long as housing affordability remains constrained. If you're in the midst of a home search, let's talk about new builds. When you factor in maintenance and utilities, it may be more affordable in the long run. Consider how much room you actually use on a daily basis, including plans for the future, such as expanding your family or working from home.

Owner Financing or Seller Financing is a term you may hear in conversation but isn’t part of most Realtor’s day-to-day expertise.I advise leaving all the details to an attorney, as it is too complex to be distilled into a standard form. As with traditional bank loans, owner financing typically involves a downpayment and monthly payments based on agreed-upon terms. In addition to the monthly obligation, these deals can be tailored specifically to the needs of buyers and sellers: larger (or smaller) down payments, shorter payoff periods, and even the use of balloon payments — a large balance payoff at the end of a short term. Owner financing can be a solution when a buyer might not qualify for a traditional mortgage or when a property is in a condition that prohibits its use as security for a bank loan. While there are cases where owner financing can benefit both parties, the key is that a seller does not need to access the equity in their home at the time of the sale, and this can be a problem with most sellers.
Remember that downsizing is a personal journey, and it's essential to approach it with patience and a positive mindset.

Who wouldn't want to reside in a beautiful neighborhood adorned with meticulously manicured lawns? While some homeowners relish the thought of working on their yards, others may not share the same enthusiasm. If you've ever contemplated installing artificial turf, also known as fake grass, as a part of your landscape, it's essential to consider its advantages and drawbacks. (swipe for more)
Before handing over the keys, one of your final steps will be ensuring that your home meets the typical contract minimum of "broom clean." But how clean is the broom? It's a somewhat ambiguous term, with no legal list of what is required. Unless your buyer has stipulated otherwise in the contract, our advice is to, at a minimum, sweep and vacuum floors, clean countertops and drawers, remove all personal items, clean appliances, and clean bathrooms. I also recommend removing all extra items like paint cans, leftover tiles or flooring, and other cleaning products and hazardous materials. Patching nail holes and paint touch-ups are nice but not required. Leaving owners manuals, garage door openers, and keys labeled and organized is always appreciated!
Even if you consider it an advantage that will positively affect value, it may not be shared by the potential buyer in the future.
