Sharing as an FYI for future homebuyers:

On August 17th a Realtor CAN NOT show you a home unless you have signed agreement with them. (Unless you request a showing through the listing agent.) Usually it’s not a problem and we can zip over, show it to you and be done, however, starting August 17th no Realtor will be able to unlock a door for you without you first signing that agreement. This will be non negotiable for any person with a Realtor designation. The usual form between buyer and Realtor is a Buyers Representation Agreement.

That agreement is basically your contract between you and that realtor saying you will be using them to buy a home and breaking down the roles, duties and responsibilities owed to you by your agent etc. This is not something we want to do, but are being required to do.

Picking the agent you want to use to help you buy a home is an important decision and not one that should be forced upon you just to see a home. The good news is that we get to decide when it expires, so although you may have to sign one, if you’re not ready yet to fully commit to a Realtor, you can always request an agreement that expires in a day, a week, a month, etc.. lastly, please don’t yell at your local realtors if they want you to sign something before showing you a home. We don’t have a choice.

I am working with a few buyers below who are looking for the following properties. If you have one to sell that’s not yet listed or are thinking of selling in the next 12 months pls PM me. These buyers are all preapproved and verified. We just need a house:

Buyer 1: looking for a fixer that they can live in and make their own. Everything needs to work bit buyer is ok doing renovations to update etc. approved conv to $350k prefers along the 295 corridor between Delran and Berlin. Needs: 3 beds 1.5-2 full baths, needs a driveway and space for a camping trailer. No HOA’s.

Buyer 2: prefers Marlton/evesham/medford up to $375k updates needed is okay too. They can do some work but it needs to be “move in ready” as they are expecting a baby in Dec. wants to close before 8/29. 3 beds 1+ bathroom with yard. Would like a garage or basement. Both is a bonus.

Buyer 3&4: Burlington or Camden county along 295 corridor up to $550k 3-4 bedrooms 2.5 bathroom. Prefers finished basement.

Buyer 5: CHERRY HILL EAST! Looking for 3 beds 2.5 baths. Can be townhouse with garage (would love finished basement) or detached home with garage and basement in old orchard, society hill, surrey place, Woodcrest, old Woodcrest. Max $450k. (Has a large marlton Townhouse to sell end unit w garage and finished basement deck and yard 3/2.5!)
