In real estate and in life, opening doors can lead to incredible opportunities and new beginnings. Here is why you shouldn’t underestimate their power: 1️⃣ New Opportunities: Every door you open in real estate can lead to your dream home, investment opportunities, or a fresh start in a new neighborhood. 2️⃣ Building Connections: Opening doors in life means building relationships, growing your network, and creating lasting memories in your new home. 3️⃣ Embracing Change: Do not be afraid to step through new doors and embrace change. It can bring growth, happiness, and fulfillment. Whether you are buying, selling, or just exploring it is important to keep an open mind. Ready to take the next step?
Investors: Instead of buying an Airbnb, consider an alternative that brings greater stability and less wear & tear.
2023 saw a 94% rise in mid-term rental (MTRs) bookings of 30 days or more. Plus, they maintained a solid occupancy rate of 51%.
Unlike the unpredictable rates of short-term and traditional rentals, MTRs are booming, offering investors a more stable option with less hassle in 2024.
They’re even more lucrative for folks with homes near colleges, military bases, hospitals, and big corporations, where mid-term housing is in high demand.
Why mid-term rentals are dominating:
1) Consistent Revenue: MTRs consistently eclipse traditional long-term leases in earnings.
2) High Demand: There’s an urgent need for flexible housing options amidst low inventory.
3) Lower Maintenance: With fewer turnovers than Airbnb and less wear than long-term stays, MTRs manage a higher ROI with fewer headaches.

Curious about the Buy Now, Refinance Later strategy? Let's break it down! 🏠💰
Buy Now: Secure your dream home with a purchase, taking advantage of current market conditions and interest rates.
Refinance Later: After settling into your new home, you can explore refinancing options to potentially lower your interest rate, reduce monthly payments, or tap into home equity.
🔍 Key Points: Timing is Key: Act when market conditions favor buying.
Flexibility: Allows for adjustments as your financial situation evolves.
Consultation is Key: Work with a trusted mortgage advisor to craft a strategy that suits your needs.

What really impacts your home's value?
The buyer's ability to move in and start living from day one.
Knowing that, this is the advice I give my sellers that usually comes as a relief.
No need to do any time-consuming updates... instead focus on these quick fixes.
1) Add a fresh coat of neutral paint.
2) Spruce curb appeal by weeding, adding fresh mulch trimming bushes and cleaning the entry.
3) Professional carpet cleaning to remove odors. Replace if needed.
Work with your agent to decipher what will bring the buyers ease, comfort and convenience. In most cases, that’s the key to a quick sale.
Hot Take: Home upgrades before selling can be completely unnecessary.
Here's why: Not all upgrades are created equal.
For example: Sellers refacing their cabinets. While this update will look great, the expense of the project is likely not necessary for the sale.
The truth is some changes won't significantly alter buyer interest or selling price, especially if they don't align with a buyer’s taste or preferences.
So, before you rent the sander or swing the hammer, work with your agent to strategize on the best investments to maximize your home's value.

Feeling like your starter home has become your forever spot?
Time flies, and sometimes, what was meant to be temporary sticks around longer than expected. But staying put doesn't have to mean settling.
Bring back the love for your home with these tweaks:
- Splurge on a new piece of furniture, area rug, or art.
- Schedule a landscaping consult to bring a fresh take to the front yard or back patio. Yardzen has highly rated virtual consults.
- Build a she-shed or man cave. The world of stylish, prefabricated structures is here.
- Get creative with storage. Think built-in bookshelves, under bed storage, or reworking closet space.
- Update light fixtures and hardware on doors and cabinets throughout the house
- Do an interior design consult for a fraction of the cost on platforms like Havenly.
Here’s one more thing I’d say: Sometimes, “trying on” a move to a new home can help reinforce your decision to stay put.
And if instead you're ready to see what upsizing looks like, send me a message. I'm always here to be a resource.

POV: You're a home buyer that gets pre-approved for \*the magic number\* from your mortgage lender.
Don't come for me on this one but... Just because the lender gives you the green light on a certain dollar amount \*doesn't mean\* you should stretch your housing budget to the max.
Before you sign, think about your life BEYOND the loan. Things like lifestyle preferences, discretionary habits, vacation expenses, childcare needs, etc.

I'm thankful to play a small part in my clients' new chapters.
Thank you for your trust.
What I'd tell myself if I was on the house hunt right now...
What matters most:
✓ Structural integrity: I'd look for a home with a sound foundation, roof, and well sealed exterior
✓ System ages: I’d find out the age and maintenance needs of systems like HVAC, roofing, and plumbing.
✓ Neighborhood fit: Finding the right area will shape my daily life. I'd want a good blend of ambiance and practicality.
✓ Commute times: The toil of long commutes wears on you (financially, physically & mentally). Location and proximity to work would be front and center.
✓ Functional layout: I’d look for a floor plan that complements my lifestyle, knowing that in some cases we can make modifications.
✓ Growth Potential: A home that can adapt to life - I'd be looking at extra rooms or flexible spaces for kids or guests.
What matters less:
✓ Current decor: Wallpaper and paint colors are easily changed. I’d look past what’s superficial.
✓ Furnished vs. unfurnished: Furniture arrangements and styling are personal choices that I can make later.
✓ Landscaping: While curb appeal is nice, it’s the lot, not its current state, that matters more.
✓ Light fixtures & hardware: These
are simple, relatively inexpensive changes that won't deter me from the right home.
✓ Appliances: While shiny and new might be appealing, appliances are replaceable and don't make or break a home’s value for me.

This one's for you IF your summer plans include a "For Sale" sign in your front yard.
The summer brings buyers to the market which means homes sell QUICKLY this time of year. This is why:
• School-year countdown: As the countdown to the new school year begins, parents are on a mission to get settled in their new place. This urgency means your pool, backyard, or quiet study space could be exactly what tips the scales in your favor.
• Cool amenities: Homes with amenities made for cooling down are in high demand. A pool, a shady patio, or a new AC unit? Now’s the time to show them off.
• Hassle-free showings: We'll do our best to align your summer travel plans with buyer showings. Just let me know the dates you’re out of town, and I’ll handle the rest.
Ready to make moves this summer? DM me for a customized selling plan!
POV: You win the bidding war without offering the highest price
This is what sellers are also on the hunt for in an offer...
Time
The ability to close quickly, say within 2 weeks, can give you a leg up against other offers.
This involves securing a lender who can underwrite you in advance, showing the sellers you’re committed.
Terms
From escalation clauses and appraisal gap coverage to proposing an “as-is” purchase, there are a few terms that the seller will find enticing.
This is why your agent should always reach out to the seller’s agent to understand their clients motivations.
Price
Don’t get me wrong, the offer price you submit will need to be in the ballpark of other offers.
Your agent should run comps and review market conditions before submitting your offer to ensure you’re as close as possible.

You've probably heard it said, "Real estate is the safest investment in the world." But when it comes to dipping your toes into the investment property pool for the first time, it can feel like anything but safe.
So, let's break this down:
Start With the End in Mind: It's important to clarify what you want out of this investment. Are you looking for monthly cash flow or a long-term appreciation plan? Or both? Different types of properties will fit different goals, so being clear on your "why" is crucial.
Understand Your Budget: This goes beyond knowing how much you can afford to spend on an investment property. You also need to consider the ongoing costs of owning and managing it, including taxes, maintenance, insurance, and potential vacancies.
Choose Your Property Type: Whether it's a single-family home, a duplex, or a commercial property, your choice will heavily depend on your budget and your investment goals. Research the average costs, rental rates, and market trends for each type in your desired area.
Location, Location, Location: Remember, you're not just investing in a property, but also in a location. Look for areas with a strong rental market, promising future developments, and amenities that will attract tenants.
Build Your Team: Just like you wouldn't whip up a complex dish without the right kitchen tools, you shouldn't venture into real estate investment without the right team. This includes a trustworthy real estate agent, a reliable property manager, a knowledgeable lender, and an experienced lawyer.
There you have it—your recipe for success in your first real estate investment venture.

The secret to saving on closing costs when buying?
It might be hiding in plain sight.
I've stumbled upon a little trick of the trade that’s too good not to share.
Here's the secret: Days on market.
When a home sits on the market for a longer period, sellers are often motivated to seal the deal.
Here's your tip: Look for homes that have been listed for more than 30 days to uncover potential opportunities. By targeting these properties, you could snag a great deal and ease your worries about closing costs.
Looking for more hidden tips to help you secure your next home without breaking the bank? Let's Chat!
Here's what the data shows about the housing market...
For sellers:
In March 2024, U.S. home prices were up 4.8% compared to last year, selling for a median price of $420,321.
While today's rates are high compared to pandemic times, lower inventory is still keeping sellers in the driver's seat in most markets.
Sellers keep in mind, inventory rises the longer interest rates are held high. You have the upper hand (for now).
For buyers:
In the April meeting, the Fed decided not to introduce rate cuts, however, experts predict a 50% probability that come September 2024, they could be on the agenda.
Until then, as home inventory increases we could see downward pressure on price, benefitting buyers.
Curious how these insights translate to your street in Cheyenne? Reach out, and I'll send over a customized CMA report for a price estimate of your home.
