-Before you list your home, start decluttering and deep cleaning. A tidy, staged space sells faster, which will help keep the "selling" a secret.
-Connect with a realtor (like me!) who specializes in discreet sales. They'll guide you through the process while keeping things hush-hush.
-Explain to close friends or neighbors who might notice the activity that you're "thinking about selling eventually." This can deflect suspicion without revealing your actual plans.

Remember: Transparency with family is important, but it's also your right to handle the process on your timeline. Once you're further along in the process, consider having an open conversation with loved ones to explain your decision.

Between applications, figuring out housing, and endless to-do lists, it's easy to forget about teaching your college-aged child a crucial thing: building their credit.

If you want to give your student a leg up on their financial future, all you have to do is add them as an authorized user on your credit card. They can make small purchases (think textbooks, groceries, etc.), and YOU pay it off every month. This way, their credit score gets a boost without the risk of racking up debt!

Of course, you'll want to set reasonable monthly spending limits for your student and keep an eye on the statement to avoid surprises.

Building good credit can impact everything from future apartments to car loans for young adults, and this is a safe way to get them started!

- Teaming up with a trusted mortgage lender helps bring their pre-approved buyers (already qualified for your price range!) to your open house. They'll also answer financing questions and in some cases, fast track pre-qualification or pre-approval, streamlining the process and avoiding delays.
