Many of you may have rental property so I wanted to post this new information for all landlords (unless you are an owner occupied landlord, meaning you live there too). The City is mainly responding to the issue of lead in homes and is starting to monitor this issue with this new regulation. Go to the Housing Court page for full details but you will now be required to have an inspection when you have tenants.

How about some housing stat updates? I'm going to start off with two areas. The first one covers zip code 44135 in the south of Lorain, West of W 150th and Fairview City border area.

IN THE LAST 30 DAYS:
15 homes sold.
The high sale price was $149,900 and the lowest sale price was $33,400.
Average sale price per square foot was $66.55 and the average number of days these 15 homes were on the market was 65.
the AVERAGE sale price to listng price was $97,907 List Price and $94,282 Sale Price.

It's also good to know how many people are currently looking to buy in the area. A good barometer for that is homes under contract but not yet closed. There are currently 17 homes in this category. The average listing price per square foot for these homes is $75.83 (we'll see how that number stands once we know sale prices which won't happen till they transfer title). The lowest listed house that went under contract in 44135 was $48,000 and the highest list price more current buyers liked was $199,000.

2nd area is 441111 North of Lorain, West of W 150th and to the Lakewood and Fairview borders.

IN THE LAST 30 DAYS:
12 homes sold.
The average price per square foot for these sold homes was $99.17. The average number of days they were on the market before going under contract and then selling was 105.

The Highest sale occurred on an Edgecliff home for 215k. The lowest sale price was for a home on Montrose at 59,900.

The average sale price for these 12 homes was $133,033 which was close to the average list price of $133,942.

What homes did buyers most recently decide they wanted to buy? 12 homes (12 is a lucky number this month!) are under contract and waiting to close. The average listing price per square foot for these 12 homes is $90.02. The Highest listed price for a home recently under contract was $189,900 and the lowest was $49,900.

Northeast Ohio home sales slowed during July; price growth also softened (interactive maps)

General all Cuyahoga County info, but it's useful in a general way. You can check sales results and compare them to other counties in Ohio (but keep in mind some counties are more rural with less sales in general). The average sale price in Cuyahoga County for the month of July was $161,326.

There are over 1,000 homes open in NE Ohio alone on Howard Hanna's Big Open House Event. We do this annually and every year the numbers go up! 22 in our office alone - and mine is this wonderful South Tremont colonial with 5 years of tax abatement left (how about under $400/yr!) from 1pm to 2:30 pm.

It's not often you can get a Tremont area home for under 200k but this home is offered at 149,900, tax abated for 5 more years (and to get the tax abatement it had to meet energy efficient standards!), it has tons of square footage, an open living area floor plan, a garage and two full baths. Five min from Steelyard Commons, the heart of Tremont, and Downtown Cleveland. This is a gorgeous, well built home that is worth your consideration!
