Just fyi. Cash is not king when you are trying to purchase a home unless you are paying for the house outright with cash. Lenders have to see where that money is coming from. some buyers are finding this out the hard way.

Just spitting some facts. That does not mean it will drive business my way. I had a customer tell me the other day after being pre-approved that they were just going to wait to purchase a home. That is fine and I put no pressure on them but really does not make sense. If interests go down (which they will), that causes something else to happen, more buyers looking for homes. Inventory will not miraculously increase so now you are buying a home with a lower interest rate but competing against more buyers. That means you pay more for the home. Makes more sense to purchase the home now, build some equity, and then refinance it when rates drop. Not opinion but just facts.

Closing mortgage loans in 20 days or less can be crucial for both buyers and sellers. However, it can make a significant impact on the seller's life as they can move on to their next phase of life quickly. By closing the loan fast, the seller can avoid the hassle of managing the property, paying the bills, and other associated costs. Plus, they can use the proceeds from the sale to purchase their new home or invest in other opportunities. In short, closing mortgage loans in 20 days or less is a win-win situation for both buyers and sellers.
