I know “the history of mortgages” sound boring, but there is actually some pretty interesting information out there!
1. Ancient Beginnings: 🏛️ The concept of mortgages dates back to ancient civilizations. The term “mortgage” is derived from a French law term that means “dead pledge” 💀, as the deal “dies” either when the debt is paid off or the property is taken through foreclosure.
2. First Mortgage in the U.S.: 📜 The earliest known use of a mortgage in the United States occurred in the 1630s, when the colony of New Netherland (which later became New York) was established. The Dutch settlers used mortgages to purchase land, 🏞️ securing loans against the property just like we do today.
3. Fixed-Rate Mortgages Were Not Always the Norm: 📉 Fixed-rate mortgages, now a common standard in the U.S., became widely available only after the Great Depression. 🌪️ Before that, most mortgages had short terms and required a large final payment (balloon payment 🎈). The creation of the Federal Housing Administration (FHA) in 1934 introduced 15- and 30-year fixed-rate mortgages, making homeownership 🏡 more accessible to the average American.

I have lived most of my life in good ‘ol Columbia, SC! It has a rich history, & I wanted to share a few historical facts about my hometown.
1. **First Planned Capital**: Columbia was the first planned capital city in the United States. In 1786, it was chosen as the state capital of South Carolina, replacing Charleston due to its central location.
2. **Burning of Columbia**: During the American Civil War, Columbia was significantly damaged by fire in 1865. While it remains a topic of historical debate, many believe that Union troops under General William T. Sherman were responsible for the burning of the city.
3. **Home to the First Textile Mill**: Columbia was home to the first electrically powered textile mill in the world. The Columbia Mills Building, later known as the State Museum, was built in 1894 and was a pioneering site in industrial technology.
4. **The Arsenal Academy**: Before it became the campus for the University of South Carolina, the Arsenal Academy was a military school that played a role in the Civil War. Cadets from the academy were involved in the firing on Fort Sumter, which marked the beginning of the Civil War.
5. **Fort Jackson**: Fort Jackson, located in Columbia, is the largest and most active Initial Entry Training Center in the U.S. Army. Established in 1917 during World War I, it continues to be a critical military training base.
