Swapping out the current thermostat for a WiFi-enabled one by Wyse, as requested by my better half. I've never had to remove the panel on the air handler for a thermostat replacement. An extra piece needed to be wired to the control board in the air handler. Different, but works great.

Another inspection completed. Water blew in through the roof vent causing water damage to the ceiling and attic insulation. Not major damage but it does need to be addressed and will cost a few thousand to repair.

STOP! PLEASE! Don't throw away your belongings until you have taken individual photos of each piece and created an inventory list. Insurance will not pay you for it otherwise. If they say it's ok to toss it get it in writing. This is part of your contents coverage. If not document that's less recovery money paid to you.

A water leak can lead to a slip and fall or produce mold, leading to other health hazards. A wink or worn spot on the carpet can also lead to a fall. Not to mention many other risks.

Got a call from a remediation contractor today. Their customer's insurance claim was denied. He wanted to know if I could look at the damage and review the denial letter to see if I thought it was a legit claim. The AC unit leaked behind the wall, causing damage to the walls and floors. The denial letter they sent to the insured was 3 pages long. Basically, the 3 pages were meant to confuse the customer (in my book). If he can prove that he did repairs and maintained the unit, they will extend coverage. I was told the repairs were done by him and a friend of his with an AC business. To get the coverage he just needs proof parts were purchased for his AC unit. Showing a credit card statement, receipts, pictures, or even a transaction list from the store of your related purchases would prove his claim. Remember, it's not the insurance company's job to prove your claim, it's yours. Your policy spells out all your responsibilities to report a claim and for it to be a covered claim.
