BREAKING NEWS: The ADU Grant Portal re-opens tomorrow, Saturday, October 29th @ 7:00 AM! I just got a text from Kathryn Peoples, Founder and Executive Director of HPP CARES confirming that they are re-opening the ADU Grant Portal tomorrow morning at 7:00 A.M. If you or someone you know has thought about building an accessory dwelling unit (ADU) or if you’re ready to go, now is your oppportunity to get $40,000 in grant funds compliments of CalHFA 🤑🤑🤑. You no longer need to refiance or get a loan in order to be eligible for this grant. 📈 County income limits for the grant are as follows: LA $180,000, Riverside $173,000, OC $235,000, San Diego $211,000, San Bernardino $173,000. These limits are based on adjusted gross income, not gross income. So if you are self-employeed and make more than what's posted here thats okay as long as your adjusted gross income is at or below these figures 😁. I'll put a link to the portal comments section. Kathryn also wanted me to let you know that becasue of increased demand the last time the portal opened it was open for only hours not days so be ready to go at 7:00 A.M.‼️Good luck everyone!

You’ll hear a ton of inflation news today so let me help break it down. 📰📰📰

US inflation was 8.3% in August. Still way too high. ⬆️⬆️⬆️

We want inflation down around 2% but that 8.3% is down slightly from 8.5% in July and down from 9.1% in June. ⬇️⬇️⬇️

So that’s the good news. Looks like inflation may have peaked. 🏔🏔🏔

But, of that 8.3% number, gas prices were down over 10% so other prices, like shelter, food, and medical care, actually went up slightly in August, off-setting the decline in gas prices. That hurts. 🤕🤕🤕🤕

Mortgage rates will likely start to come down once inflation has peaked and begins to come down. So overall, pretty good news, but not great news. 🫤🫤🫤

Most experts think mortgage rates will start coming down towards the end of 2022, and in early 2023, so 3-6 months, while it will likely take two more years to get inflation levels back down to “normal” levels. 🔮🔮🔮

‼️SCAM ALERT‼️I was contacted today by a possible tenant for a rental listing I have 🏠. He asked if I knew ‘Bobby Hudgens” and if he was the owner of my listing. Nope why? It turns out the tenant saw my rental listing on Craigslist (I do not post there), contacted the owner via email only (no phone number) who responded but was ‘out of town’, filled out an application and lease agreement, was approved and was quickly told he would be sent the keys after he sent ‘Bobby’ $500 cash💰 using Walmart’s direct payments system. Something wasn’t right 🤔 and he did some reasearch and found me on Facebook and luckily dodged a bullet. Here are a few tips to avoid being scammed when renting a room, home or apartment....❌Dealing with cash is a bad idea. Never rent without first seeing the property in person. The only form of a lease you should consider is a written one, not verbal. No phone number is always a red flag. Search records and identify the property owner. Meet your landlord in person 🤝. Follow your gut like this guy did. Be careful out there . This scam is tried and true and been around in different forms for a long time. ✌🏽Do you know anyone that’s been a victim of a rental scam?
