After less than a year of ownership, my new homeowners realized their new commute was not conducive to having a happy lifestyle at home - or at all really. This is the case for 3 out of every 4 homebuyers who bought during the pandemic 😷 housing market, as many felt rushed into purchases due to market pressures.

Today, a new family calls their home, home - we just closed today, selling 1️⃣7️⃣% higher than we purchased for last summer. This is a BIG ASS deal truthfully… Homes don’t normally appreciate that much, meaning you’d be underwater on your investment selling so soon. Seller closing costs alone can be 7-10% of the sales price, so there usually isn’t room for profit after a few months without doing a major renovation of some sort.

More than the money though, my clients now have peace of mind with a much shorter commute which will translate to a better quality of life. They also live closer to me now 😌

I am here to tell you that it is always ok to throw the Reverse 🔄 card on a decision that you made, no matter how large or significant that choice was. Living in your truth starts with being honest about where you are, so that you can take the required actions to get where you need to be.

John know he stressed me a few times over the last 2 months. He never meant any harm though, so our communication was always professional, and we actually ended up needing each other to get around a few big things that could’ve sparked the end of this transaction.

Despite the chaos, I got him and his Sellers to the closing table so he told me I’m his sister - apparently I’m South Korean 😌. Lol 🫠 thank you John for being a part of this team that made the impossible, possible.

We made new homeowners today 🥳🏡🔑

We met on Mother’s Day at a dinner I had zero intention on attending until the day of. We just closed on a home where she will start a very new chapter of her life 🔑.

During the final walkthrough, when she laughed and said everything lately felt like a test, I empathized and told her to pass each one regardless 💯.
I mentioned the importance of “Know(ing) Thyself” - something she then shared was a frequent saying of her late mother 🙏🏾.
We also spoke on the fact that it is always appropriate to reinvent yourself if necessary for your evolution - who are you in this phase of your life?

We have bonded so organically, it feels like we’ve been connected for more than the last 60 days. I’m excited to see what becomes of this new time and space that she will create 😊. 🥂 to my client on her new 🏡

There are two types of water heaters you may see as you view homes you’re interested in purchasing - each has various benefits as well as downsides.

During your home inspection ➡️ speak with your home inspector about any plumbing issues they see with your water heater.

Hire an experienced, licensed plumber ➡️ if you wish to make updates, repairs, or changes to your current water heater set up (or any other plumbing in your home for that matter).

And lastly, call me or comment here if you’d like me to help you understand how to read the labels on your water heater, and learn about the pros and cons of each type😌. This is something I teach my buyers how to do before they even own their home.

Kharique and I moved to our current home in 2019 because rent continued to increase, and we lived below neighbors that walked with such determination we couldn’t ever NOT hear them. The floor would creek everywhere they walked, and with us working intense jobs at the time it didn’t feel so peaceful to be home - though Kharique wasn’t really bothered as much as I was because he worked overnight when I would be sitting home suffering from noise pollution 🙉. I vowed that I would never live below anyone again lol.

Now just imagine a world where YOUR living space is your oasis of calm. You can trade in midnight drum solos 🥁 for restful, cozy nights🌙 and customize every corner to your style/flair.

While the journey to owning your own space might have its twists and turns, the prospect of peace, tranquility, and owning your sanctuary is totally worth it. LOOK AT HOW HARD JOHNNY IS LAUGHING😆!!!! Because what a fu***ng journey 🙏🏾. Anything that could’ve gone wrong, did go wrong 🤯

It took us 3 lenders and close to 6 months to get to this table.
With an original closing date of July 22nd, the 1st lender 💰 bailed on us as soon as the offer was accepted June 12th and said he couldn’t close the loan.

The 2nd lender 💰 swooped in immediately, only to bail on us Sept 28th after we went though the entire process, paid various pricy fees and were just waiting for a closing date. By this point, we suffered major loss during Hurricane Ida, and because we were under contract, there wasn’t much my clients could do with their credit to help their situation 😔. This loan denial was a massive blow to the chest.

But they say if you want something done right, to call the women in 👩🏻. joined the team Sept 28th and like the BOSS she is, closed this loan for Johnny and Cheyenne who are now officially homeowners!

Big thanks 🙏🏾 to the Rollie for staying 10 toes down and enduring this ride with us, and to who remained patient and understanding.🥂 to my 1st of many closings with your team.

HUGE thanks 🙏🏾 to the sellers who could’ve walked away at any point after 7/22, but allowed us 4 more months to get our s**t together.

When I first started “Tuesday Talk” almost a year ago, I would sometimes restart the recording 2️⃣0️⃣+ times before I could get through it the way I wanted - which is crazy since I’m a teacher - but I would be annoyed with how I looked that day, how fast I was talking, how slouched my back looked, and all other sorts of irrelevant things...

The 🔑 was that I stayed committed to delivering, and I never gave up just because some days were more challenging than others.

Today, I try to give myself only 3x MAX to get the video right, but I still have days (less frequently now) where the words just don’t come to me.

I couldn’t believe how tongue-tied I was this day a few weeks ago, so I put together a clip of some behind-the-scenes ridiculousness. I was 1000% frustrated, but could only laugh at myself and this struggle 🙃

This client was 1.3 seconds from giving up on her mission to find a home in NJ. With a limited budget using an FHA loan, there was nothing within 45 miles of Brooklyn that we could even attempt to look into. Heading to Trenton was the last chance I had to make something work for her, before she focused her energy in another state. We viewed only 1 property, submitted the best offer we could, and 2 days later received the acceptance.

It wasn’t the offer itself that won, it was the 5 minute conversation I had with the seller’s agent that sealed the deal (swipe for offer acceptance email). One thing I learned during my 6 years as an educator was that “teaching is a relationship business, because students don’t care how much you know, until they know how much you care” - and that still applies even in real estate. There are thousands of realtors who have all received similar training, have similar knowledge, and can put together a contract. There is nothing fancy about that. What your realtor does to stand out from the rest is sometimes what allows you to get your foot in the door to your next home.

I am SO SO SO happy that I was able to get this done for my client and her babies :)
