Today’s buyers in the East Bay want updated! So trust me when I say it is not a waste of time or money to make those updates!

Yet most people buy with a long list of things they want to do and then never get around to actually doing it (sound familiar?). And then right before they sell knock it all out for the next person.

But you? You’re going against the grain I’m sure of it! Making those updates now so you can enjoy them while you’re there!

You’re over there adding equity to your home while making it a place you love, even if it’s not your forever home! I see you!

The fresh coat of paint. The new landscaping. And even the more “boring” stuff like a new water heater...these are all making your home a more beautiful and enjoyable place to live!

The National Association of Realtors recently released a stat that 41% of buyers started their home buying journey by looking at homes online.

I’m honestly surprised this number wasn’t higher (it has to be higher right?), given how easy it is to scroll the latest listings.

And of course there’s no real harm in browsing, but if you actually want to take the step of buying a house this year, I hope that contacting your agent is a close second step, because browsing homes for too long can lead to confusion and information overwhelm!

The cure for seller’s regret 👇🏻

99% of sellers have the SAME regret...

They waited to make changes to their home until they were selling (and they didn’t get to enjoy it while they lived there.)

Honestly I’m guilty. We did the same thing with our first house. Lived with our linoleum flooring in the Kitchen right up until 2 months before we sold. I loved it every day of those two months 😂

I also hear it all the time from clients while keeping their home for market… “if only we had done this sooner!” or “ok, now I’m not sure I wanna leave!”

Even if you know you’re going to move in the next year or three or 10, don’t make this same mistake! Invest some time, energy, and elbow grease into making your home exactly what you want it to be while you still live there!

I know I’m guilty of… oh I’ll save it for the next house - weather it be investing in a piece of furniture (will it even work in the next house) or a house project (I’d rather save it for a bigger down payment). But the furniture can move with you and the updates will most likely net you more when you Sell (you can ask me about which projects will translate to ROI).

Because honestly what’s the point of owning a home if you’re not going to love where you live? Even if it is a 3-5 year home.

And let me tell you something most other agents won’t: when you’re doing this, don’t worry about what future buyers will think!

Sure, maybe you’ll need to paint your kitchen back to Alabaster White instead of Banana Yellow, but if a bright yellow kitchen fills you with joy every morning when you make your coffee, then go bananas!

Bottom line: LOVE WHERE YOU LIVE...NOW! And worry about selling later. So when it’s time to put that sign in the yard, you’ll smile knowing you loved and embraced your time there 100%...and you’ll be ready to find a new place to love and make feel like home.

All is fair in love and homeownership...except for the part where you have to clean! 💔

As your local home matchmaker, I try my best to make this a little easier on you each month with a shortlist of maintenance tasks and chores to tackle so you never fall behind.

🧹 Dust blinds (why do they get so dirty so fast?)

🧽 Clean Windows (help beat the winter gloom and clean those windows so ALL the natural light flows in to perk your mood)

🚿 Power wash driveway and patios (if you’re like us, your patios and walkways got absolutely hammered in the recent rains)

🔪Vaccum the Kitchen Drawers (did this today and I am unsure how there are breadcrumbs in literally every single drawer)

🌶 Organize the spice drawer/cabinet (no better feeling than a supremely organized and aesthetically pleasing spice drawer)

🧺 Check for lint build up in your dryer & refresh and organize the laundry room (we did this last month and I’m honestly surprised at how much lint was stuck)

🛏️ Reorganize towels and linens (get rid of the ones you don’t like or don’t use while you’re at it - thin it outtt)

THE BEST DAY TO BUY A HOUSE IN 2024 👇🏻

Sorry to say… clickbait gotcha on this one because… There isn’t a best day.

Now there IS an ideal time of the year to buy (it just passed - it’s winter) for low competition and the ability to negotiate and get a deal. But 9 times out of 10 you are not going to be able to perfectly time when you Buy.

Because the truth is, every single buyer is different and every situation is unique.

Think about it...let’s pretend there’s a day where inflation and mortgage rates and home prices all align just perfectly to give you the *best* possible deal on a house.

EVEN IF that happens, what are the chances the kind of home you are looking for is magically on the market!?

Slim. (This is also the downfall of the winter market, inventory is low so options can be slim).

Choosing *when* to buy a house is so much more complex than looking at a few numbers the Feds announce.

You have to look at your LIFE. What’s going on? Can you handle a move right now? Can you afford the house you really want, or is it best to keep saving? Are you trying to pay off debt to improve your credit score? Do your parents have health issues that you’re busy helping them navigate? Are you planning a wedding?

There is NO perfect day or time to buy a house. There’s only a perfect time for you.

Don’t let clickbait headlines make you feel like you’re behind or missing out. Focus on you and forget the rest.

Please don’t make your financial decisions based on what you see on the news.

It seems every time I open Google or turn on the TV, I see headlines about how the market is crashing and nobody is moving with high interest rates... meanwhile most Realtors I know are having a shot gun start to the year with everyone prepping to enter the market

But why? Why would people list their house knowing they’ll lose the unicorn 2.8% interest rate?

Because life doesn’t stop just because the Feds raise the rates.

Couples are still getting married, people are still getting new jobs, and babies are still being born everyday

According to NAR, most sellers (80%) cite at least one life event as an influence on their decision to move and sell their home.

The most common reasons? A change in household or family size (54%) or people who can now work remotely from home more often (41%).

So don’t worry what the media is telling you… do what works for your family and your life.

If you have any questions about your local market, let’s talk… most cities are badly hurting for inventory (that’s right… it’s STILL a Sellers market) but that doesn’t mean there aren’t opportunities for buyers. My prediction: The Spring Market is going to be a doozy.

The ball may have dropped, but I never drop the ball on your monthly homeowner checklist! 🪩 (we’re just going to ignore the fact that it’s the 18th)

It’s the perfect thing to print off and reference all year long

🎄 Store Christmas decor in labeled bins (toss broken lights! Don’t put those back in to torture yourself next year - also hoping this one is already done because… well it’s Jan 18)

🧼 Deep clean your fridge and freezer ( has a phenomenal resource for ALL the deep cleaning)

🧽 Wipe down ceiling fans (just did this - we have 7 and it took me two weeks lol but it’s so nice to look up and not see an inch of dust on the blades)

🛀 Wash duvet covers and shams (just did this too - I love freshly laundered bedding… I’m a creature of comfort)

👕 Organize dresser drawers and closets (after Christmas is the perfect time to go into your kids rooms and pull anything old, stained, wrong season, too small, whatever.. and replace with the new)

📦Take purged items to local donation center (also just did this after driving around with a trunk full of stuff for 2 weeks and it felt SO good even though the guy gave me a bit of lip for my “heavy” bag)

💡 Replace burnt out light bulbs (just did this today and am so happy we will be able to see at night again)

🏡 Make 3 home goals for the year AND schedule them on the calendar (if it’s not on the calendar, I can almost guarantee it’s not going to happen)
Mine are: 1. Buy + Install whole house water filtration system 2. Finish the family room/kitchen space 3. Spruce up my office
My husband’s (if I had to guess): 1. Same as mine (only thing we’ve agreed on so far 😂) 2. Organize and re-arrange garages 3. Fire pit area in backyard

Trying to keep these on the shorter side because while I love lists, I’m trying to not overload my own plate let alone yours

The real estate market has done a lot of crazy things over the last few years, but one thing has stayed consistent: increased home values.

Now from mid to late 2020-2022 home values were increasing at a rapid, unsustainable rate. But in 2023, those rates leveled out and now home prices are increasing at a historically normal rate of about 3.3% (according to NAR).

And as we enter 2024, we’re seeing that there are still more buyers than homes available to buy, which means home prices will continue to increase (experts at NAR predict by another 1.5% - I personally think higher since rates peaked in November)

“While rising interest rates have reduced affordability—and therefore demand—they have also reduced supply through the mortgage rate lock-in effect. Overall, it appears the reduction in supply has outweighed the decrease in demand, thus house prices have started to increase . . .” - Freddie Mac

So what does this mean for you…

As a Seller?
I think the days of massive short term price gains are over (unless you’re a flipper - still seeing potential), so if a new season of life is upon you and your home no longer fits your needs… it may be the right time to start preparing the process.

As a Buyer?
If you’re waiting for prices to drop - I truly don’t think that’s going to happen. Slow and steady appreciation- at a minimum - is in our future with the low inventory levels. If you’re waiting on rates to drop further I think they could get lower this year so if you can’t afford because of rates you can wait but prices may be up just enough to also cause you some trouble

Bottom line: home prices are still increasing, just at a slower, more sustainable pace

Are people buying second homes in this market?

*Shouts from the rooftops*

YES!

At the risk of sounding insensitive to those that are struggling to purchase their first home, we need to talk about the fact that people ARE buying second homes (yes, even with these interest rates!!)

How is this possible?! Clients have a variety of life experiences, but the one common denominator? They’ve typically already own real estate.

Home values appreciate over time (sometimes slowly, sometimes in huge, giant leaps). When this happens, homeowners are either able to pay off their homes or qualify for another loan to pay for another house.

Talking to your preferred tax professional is important because the taxes when owning a second home are different depending on whether it’s a second home or a being used as a rental.

How you’re using your home also influences the type of loan you’ll need (jumbo or conventional), so having a clear plan before purchasing is super important.

I debated posting the list this month because who really needs MORE to do during December?

So instead, I edited the list down to things I'm personally tackling this month.

🧽Clean your windows. It may seem like a weird time to do this with the rain, but because the winter is darker, cleaning of the dust from the windows actually allows for more light to come through, making it not feel so gloomy during these cold winter months.

🫧While you're cleaning the windows, you'll probably notice the blinds are filthy (just me?) so you may as well tackle those too (pop on a Christmas movie or two and make it a day)

🧼Disinfect everything. Sick season. Enough said.

🧺Put all outdoor cushions away. Realistically, this should have been done. We have more than half stored and are waiting on a new storrage container for the other half. So if you're behind like us, this is your reminder to get on it!

🪑Once all of the pillows and cushions are tucked safely away, cover the furniture! Makes a world of difference in prolonging the lifespan of your outdoor furniture.

🎄By now you are hopefully fully decorated for Christmas. Rather than put any unused items back into storage, take them to a local donation center. Don't wait until after Christmas because they don't take holiday decor after a Holiday has passed (learned this the hard way a few years ago). Perfect time for someone else to pick it up and use it in their home this holiday season.

☕️Slow down, say no, relax and enjoy this season! I'm team wait until after Thanksgiving to decorate and I fully revel in the magic that Christmas decorations add to my home. Enjoy it!

🎶I'm also very into turning on youtube and picking the fireplace + christmas music channel. Literally chefs kiss.

Not too much extra this month. And honestly... going to keep this momentum going for 2024.

RAISE YOUR HAND if you look at a current goal of yours and secretly wish you had started working towards it 5 years ago 🙋🏻‍♀️🫣

Honestly, even 5 months ago sounds nice.

For example... I have a goal of starting a garden to grow some of our favorite produce. I wish I had started making plans for said Garden before winter took hold, but here we are. No garden and rock hard dirt.

The concept of wishing we'd started sooner is one I see often...especially in real estate.

Whether it's just for the sake of homeownership or to invest in additional properties, most homeowners agree: they wish they would have started sooner.

According to a recent study by Fannie Mae, homeowners who purchased their homes 32 years ago have seen their properties' values nearly *triple* during that time.

TRIPLE. And not by completely gutting and renovating the home like everyone on TV makes it look like you have to do.

You can triple your home's value JUST by owning and maintaining the property. 🤯

This is great news for future sellers! Even if you're unsure what to do next, simply staying in your home and making your payments is adding value to your home!

As for buyers, the sooner you start investing in real estate, the better. I don't want you to look back in regret. We have to stop looking at investing in real estate as this huge, daunting, impossible, unattainable task and just start, one step at a time.

Your first home will not be your dream home, but it will be the first TANGIBLE step to getting your dream home.

I know I know.

Everyone wants a good deal (on anything and everything).



Black Friday and even Small Business Saturday can get us thinking we need EVERYTHING, just because it's on sale. I heard some companies are now marking products up and then discounting them so they aren’t actually on sale but just look like it 🤯 this is what consumerism has become apparently.

But how do we know if something is REALLY a good deal? How do we know if we REALLY should spend our hard earned money on it ?

Lucky for you, I actually help clients answer this very question when it comes to purchasing real estate all year long.

First, I have my clients make a list of what's important to them in a home (I’d have a top 3 and really try to stick to it - dig DEEP. What do you REALLY want?). As we house hunt, we refer back to that list often. Of course, our list of must-haves can change with time, but I keep my clients focused on what's truly important to them so they don't end up with a home they regret.

I also look at comps for each home they're considering putting an offer in on. This lets us see what other similar homes in the neighborhood have sold for so we can see what the market value should be. I like to look at it through the eyes of an appraiser… what value are they going to determine when they go out to do their report?

Lastly, I tell my clients to think about how long they're planning on living in this house. I want to make sure that it’s going to have what they need for longer than just “right now.”

Truth is, only YOU can decide if a home is a good deal for you or not. But if you stay true to what you need (and want!) for the time you're planning on living there and you are educated on the market value, you'll feel like you got the best deal out there.
