In Part 2 of my “Oh, Crap” series, let’s discuss how to protect yourself from sewer line surprises when purchasing a historic home. Cast iron and terra cotta sewer waste lines, used in the early 20th century, have a life expectancy of 50-100 years. It varies because of obstacles like trees. In Atlanta, we have a lot of older housing stock with original sewer lines. During the due diligence period when buying a home, I recommend getting a sewer scope for homes older than 50 years, especially if there are older trees in the front yard. The sewer scope is a thin camera that travels through the sewer line capturing a video of the inside of the pipe.
The first picture is a pleasing scene of water traveling effortlessly down Peavine Creek. Swipe for some sewer scope still shots of a pipe with tree root intrusions. My buyers used these images to ask for and receive significant seller concessions toward a replacement sewer line.
My brokerage’s Q4 rankings just came out, and boy do realtors like to rank things: by volume, by units, with a runner in scoring position. While I’m grateful to have been able to help so many people in 2023, it’s always been more about quality than quantity for me. So instead of a fancy graphic with a dated headshot declaring that I ranked 7th in my brokerage for Q4, I’d like to share an example of what’s important to me in my business. Closings are always bittersweet, but especially when wonderful neighbors move away. Thankfully, the new neighbors are lovely people, too. We bonded over restaurants and slow fashion and puppies. I think they’ll fit right into the neighborhood.
