Twenty-three years ago, at a parent orientation at my kids’ Montessori school, I sat criss-cross applesauce on the floor next to a man I didn’t know. “Hi, I’m Walter!” He said with a huge smile while extending his hand. At the time, I thought, but didn’t say, “Good Lord, they’re friendly here.” Walter and his wife Darlene became good friends and so did our kids. And today, after a year and a half of searching for the right home for Walter’s son Devin and his wife Camille, they are closing on the sweetest bungalow. Welcome home, Camille and Devin! May your neighbors be as friendly as that guy I met in Deedee and Marian’s class in 2001.

Being a Cubs fan prepares me for helping buyers. Hear me out. We waited 108 years for a World Series win. We know the value of patience, persistence, and a rain delay going into extra innings in game seven. In this market, buyers need to think like Cubs fans. This beautiful bungalow went under contract before my buyers could see it. It was perfect, it was the one, but they had to metaphorically “wait til next year.” Well, over the weekend, I saw that it came back on the market. I took my buyers to see it, wrote a strong offer, and they are now under contract on the one they’ve been waiting for. There were obstacles, dangers, and even the siren call of a very unusual historic home and artist studio. In the end, these patient buyers beat out multiple offers to arrive at this lovely home.

Well, this was a first! At closing today, we discussed backyard chickens, their names, first aid for fowl, and predators (fowl play?). A flock of chickens conveyed with my seller’s property, and the buyers couldn’t be more excited to have chickens.

In Part 2 of my “Oh, Crap” series, let’s discuss how to protect yourself from sewer line surprises when purchasing a historic home. Cast iron and terra cotta sewer waste lines, used in the early 20th century, have a life expectancy of 50-100 years. It varies because of obstacles like trees. In Atlanta, we have a lot of older housing stock with original sewer lines. During the due diligence period when buying a home, I recommend getting a sewer scope for homes older than 50 years, especially if there are older trees in the front yard. The sewer scope is a thin camera that travels through the sewer line capturing a video of the inside of the pipe.

The first picture is a pleasing scene of water traveling effortlessly down Peavine Creek. Swipe for some sewer scope still shots of a pipe with tree root intrusions. My buyers used these images to ask for and receive significant seller concessions toward a replacement sewer line.

My brokerage’s Q4 rankings just came out, and boy do realtors like to rank things: by volume, by units, with a runner in scoring position. While I’m grateful to have been able to help so many people in 2023, it’s always been more about quality than quantity for me. So instead of a fancy graphic with a dated headshot declaring that I ranked 7th in my brokerage for Q4, I’d like to share an example of what’s important to me in my business. And that’s delivering a level of service that puts clients at ease during a stressful life event. Here’s the only metric that matters to me. From a seller: “Just wanted to say that I'm so very grateful for you, and that you are helping with our house sale. Knowing you are involved has brought me a lot of peace.”

Closings are always bittersweet, but especially when wonderful neighbors move away. Thankfully, the new neighbors are lovely people, too. We bonded over restaurants and slow fashion and puppies. I think they’ll fit right into the neighborhood.
