How Do You Know If Your Realtor Is GREAT!

Price + Condition is their best marketing tools.

Location, is luck of the draw and you either have it or you don't.

The GREAT Realtors know how to manipulate Price + Condition + Location to their advantage.

Because the market is shifting and we are moving into a more balanced market. It is slowly becoming harder and harder to sell homes. Something we have not seen for a long time!

I believe the best marketing strategy right now is...Listing your home just ___ what you believe to be ___ and attracting buyers because they can't deny "the deal!"

In harmony with that, you must fight to improve the condition of your listing as much as you can afford to.

But, the GREAT Realtor will help you in your quest to drastically improve the condition and presentation of your home.

I call this THE VALUE DRIVEN APPROACH.

Pictures, video, 3D tours, drone, etc... Those Enhance the buyers perception of the property condition.

But, I believe sometimes, "Less is More."

The weaker the product offering the less information I provide. Keeping the buyer wanting more. Wanting more because the price, location or condition has them hooked.

Remember, a GREAT Realtors job is getting potential buyers in the house.

Not making it easy for them to discard your home on the internet.

Too much media allows buyers to find a reason WHY NOT. Instead of remaining curious to find out more...

HOW do they find out more... By scheduling a showing and showing up to the house.

We are heading into a more balanced real estate market. With buyers who are not as motivated, buyers who are more educated and buyers who have more resources to determine "Market Value."

Price & Condition are the only ways to influence buyers to purchase the product you are selling.

With listing Syndication, any serious buyer will find your listing for sale on the internet in my opinion.

Yes, a less experienced & less qualified Realtor can play the game buy providing all kinds of marketing collateral to show you the Seller they are "Doing The Work."

GREAT Realtors bring all their value to their clients selling a home before you ever list your house for sale.

In my opinion, that's the difference between success and failure.

A flyer, 3D tour, drone shot, website, etc....

These don't get homes SOLD.

GREAT Realtors who execute the Value Driven Approach to selling real estate get homes SOLD quicker and for more money.

Interest Rates Have Droped Like A Rock over the last few days.📉

One-Level living is becoming more and more popular. Not just with Baby Boomers who are becoming . But also with younger families who are welcoming extended family into their .

For our client's they were empty nesters who wanted main level living. Having their Primary Bedroom, laundry, kitchen and no need for stair was very important to them.

Because of their budget and the size of their lot this was not going to be a problem. However, the question of "Resale Value" was one we needed to address.

WHY?

Because the price per square foot for the home they were building after factoring in land costs was not consistent with market pricing.

There are obviously exceptions to every rule. The question I proposed, "Do you want to take your chances on being the exception to the rule... Or do you want to capitalize on the market which would protect your and ensure a greater return on investment?"

Being the savvy business owners & entrepreneurs they were... They took my advice and decided to capitalize on the market.

With that said, we decided to build a second story on this home and not finish the basement.

This decision has positioned the home to be extremely flexible when it comes to future buyer needs.

- Location - Location = The #1 factor when it comes to real estate values.

We all know this but people still ask WHY would you pay $760,000 just for the dirt before ever a .

1) Because the ability to buy a home you can afford to tear down in this neighborhood is EXTREMELY RARE.

It's rare because the city protects many different types of home from being redeveloped for several different reasons.

- The home could be on the historic registry

- The home could be on a historic street

- The home could have restrictions

Along with an assortment of other reasons hindering one's ability to build the new home they dream of.

2) Because of walkability. Meaning your ability to walk or bike to desirable features such as:

- "The Lakes" All of their trails and the amazing parks surrounding them.

- The Neighborhood - Downtown Linden Hills is both historic and highly desirable. Both because of its amazing restaurants. But also because of its small shops and community feel.

- Schools - Southwest Mpls + Private: Schools really matter for families with kids. Buying in this neighborhood provides the best of both worlds.

Sure, 3D printing is going to save a lot of money. Lennar is backing this 3d printing house company. One person will manage the construction of an entire home? One person? Yeah, that's going to cut costs. Yeah, that's innovative. And yeah, that is going to change the construction world unlike anyone has ever seen before. But have you seen these 3d printed houses? What are your thoughts?

Below are my answers to your questions as your requsted:

Q: What is the breakdown on commission for the buyer brokerage/agent and the listing brokerage?

A: Commissions are 100% negotiable. Usually the buyer's agent gets 2.7% and the listing agent gets the difference.

Q: Is there an option to cancel our agreement if the sale/client-agent relationship is not going as expected?

A: Listing contracts are bilateral. Both parties must agree to the contract and both parties must agree to get out. I tell you this because there is no simple answer to this complex questions.

However, I can tell you... I ask my clients to make me aware of something they don't like about me or my services. I then ask for an opportunity to correct their grievance. If I am not able to do so. I am more than happy to cancel my contract and move on. I am not in the business of forcing people to work with me.

Q: Upon providing us with a CMA, how did you calculate our listing price within your CMA (this does not include reviewing our house in person as of yet)?

A: I can't provide you a CMA if I don't have the chance to see your home. If you want a general value for your home... I suggest you use the Tax Assessed Value as your generalization of value.

If you want an accurate assessment of what I believe is the market value of your home. It's imperative for me to see your home in its current state. Without doing so I can't deliver real value to you.

Q: Will you also represent the buyer?

A: 97% of the time I don't represent the buyer.

Q: How many clients have you worked with in the past and in what price range?

A: I have been selling real estate for 17 years. I have been involved in well over 1,000 real estate transactions.

Right now I am very focused on selling and developing homes in Linden Hills, Mpls & Edina. With that said, the price points are somewhere between $800,000 - $2,000,000+

Q: How much will selling our house cost (i.e.; the listing prep, marketing, qualify showings, handle all legal paperwork, negotiations, inspection/appraisal conditions, coordinate closings/final walkthroughs, etc.)

A: I would prefer talking this through with you in person. Again, this is a complicated question that doesn't have a simple answer. There are a million different ways for me to answer. Once I have a better understanding of your goals and expectations when we meet in person. The more effective I will be in answering this question.

Q: What is your sale to list price ratio over all? Within the Linden Hills/55410 area, if applicable?

A: 100% - Over the last 4 years I have sold every home I listed.

Q: What’s your average days on the market?

A: The homes at 4005 Xerxes Ave S, Mpls - $1.1M and 3944 Xerxes Ave S, Mpls - $800K both sold in less than a week.

I don't know the exact number... But if I had to guess, I am selling 95% of my homes in less than 30 days. Many in less than 2 weeks.

Q: What % of your listings have fallen through?

A: 0% - If you would like, I can see if my client at 4005 Xerxes Ave S, Mpls - $1.1M would be open to talking with you about how happy they were with my services.
