If youβre considering buying a home, youβve probably heard the terms "pre-qualification" and "pre-approval." While they might sound similar, they are quite different and play unique roles in the homebuying process. Hereβs a breakdown of both, and why getting fully pre-approved is crucial before going under contract.
π Pre-Qualification:
You connect with a lender and share with them information about your income, assets, and credit history on a mortgage application (1003). While your lender will look over the form and make an informed guess of your financial standing in regards to pursuing homeownership, they will not necessarily verify the information you provided on the form. Basically, a pre-qualification is a decent enough starting point to understand your budget but isnβt a guarantee of financing. It is quick and easy, but not reliable.
π Pre-Approval:
As with a pre-qualification, you will complete a 1003 form AND you'll supplement with supporting documentation. Your lender carefully reviews all of your documentation, and provides you with a pre-approval letter. Getting documents together for a pre-approval may be a little more tedious and time-consuming, but it ensures that your financing will hold up down the road.
Full disclosure: as a lender, I personally do not make a practice of issuing pre-qualification letters because I believe homebuyers deserve the very best service and smoothest overall experience possible, and it's simply not possible to provide those things just by skimming a form. Without carefully reviewing each piece of supporting documentation, I don't have the full picture. π‘

On Wednesday, the Federal Reserve decided to keep its benchmark interest rate steady, as anticipated. However, Chair Jerome Powell indicated that the "time is drawing near" for the central bank to start lowering borrowing costs. This change could potentially happen at the Fed's next policy meeting in September, provided that economic data continues to reflect easing inflation.
In the mortgage industry, we are already starting to see a shift in pricing. When there is a significant rate cut, anyone who purchased a home the past couple of years will likely be flooded with calls and marketing about refinancing their loan.
