this space finally matches the rest of my home & feels so much warmer & more open. couldn't be happier with how my "no demo reno" turned out! I will be posting a full breakdown of what I did, cost of the renovation, etc! But for now, here is a sneak peek of my favorite part, the new open shelf 🥲✨🤍

Hear me out, it is a great time to be a homebuyer right now. It is no secret over the last 2 ish years, the housing market has been crazy. If you were able to buy a home during that time, you most likely had to make a very fast decision, possibly give up having a home inspection, pay above the asking price, be flexible with what the seller wanted for a closing date, the list goes on. Things have changed, and here is how the market is different:

- Buyers have the ability to negotiate terms like price, closing date, inspection repairs, etc
- Buyers have more time to make decisions
- Inspections are becoming common again

No one can predict where the market is headed, but real estate is a long game that you can't play from the sidelines!

The only thing in the news and in the media is how high the interest rates are and how it is doom and gloom in the market. We still have low inventory (sellers are benefiting from this part) & we have fewer buyers in the market than we have over the last few years (buyers are benefiting from this part). What a perfect morning to fire up the wood burning fireplace & pour a cup of coffee. One of my open houses this weekend had this gorgeous original 1920's fireplace...to die for. I personally love Mondays, because my weekends are always so busy that I typically use Monday mornings to a slow down and have a relaxing start to my week. I am so ready for fall 🍂🤎🍁

Kicking off my “no demo reno” for my kitchen! This is my inspo! Ever since I moved into my little condo a year ago, I have been slowly making it my own (a never-ending process), and the kitchen is up next! This space is so gray & modern, which sticks out like a sore thumb as the rest of my home has a very warm & neutral feel. My goal with this project is to make as big of an impact while keeping the original structure & materials that are already in the kitchen, just using the magic of paint to change the whole look!

Happy September! I don’t know about you, but I was thrilled to feel a chill in the air this morning! 🍂☕️🍁 Over the last few months, the real estate market has been slowly shifting, and I wanted to shed some light on a couple of things I feel are important as things are changing!

Sellers: generally speaking, some listings are taking a bit longer to sell in many locations and price points, and I am personally not seeing quite as many offers coming in even if there are still more than one of the same property. It is important to adjust your expectations and realize that we are no longer in the 2021 market when it was the norm to get tens of thousands of dollars over the asking price and 15 offers in one day.

Buyers: with the uptick in interest rates, there are deals to be had in markets where the competition is less. Keep in mind there is a direct correlation between interest rates and buyer activity. Whenever the interest rates start trending down, buyer competition goes up.

Having your expectations in check & a personalized strategy are two of the most important things your Realtor should provide you with right now to ensure you feel truly advocated for and supported.

How it is August already? How do you know who is going to be the right Realtor for you? This is something buyers and sellers struggle with often, because nobody teaches you what to look for in a Realtor or what questions to ask them when determining who you'd like to have represent you. Let's be very real, not all agents are the same whatsoever. Here are 3 things to be sure about before you select a Realtor:

1- Make sure they have a good reputation. There's a huge difference between being a bully and being a strong advocate. I can confidently tell you working with somebody who is known as a bully in the industry is going to be an absolute detriment to you.

2- Make sure you actually like them! You are going to be spending a lot of time with this person, putting a lot of trust in this person, and leaning on them to guide you through what could potentially be an emotional experience. If you don't enjoy the person you're working with this is going to create a lot of frustration and will make your experience a lot less enjoyable.

3- Make sure they have a specific strategy for you! Real estate is absolutely not one-size-fits-all. Your Realtor should listen intently to what your real estate goals are, and develop a plan of action based on your individual needs.

I adore homes built in the 1950's. The style, charm, and architecture, I love it all. In the last couple weeks, I've taken clients through 3 of these incredible time capsules. There's some thing about walking through a home that has not been modified since the 1950s that just makes my heart so happy. You're literally walking through someone else's life & can truly feel the love and care that is inside a home like this. For me, this is one of the coolest parts of real estate 🥹
