What goes around....
Once upon a time (last month) in the world of real estate (Miami), there lived a realtor named Marvin. (Or, as he liked to call himself, "Marvelous Marv.") Marvelous had a reputation for being lazy, uncaring, and always taking shortcuts with his work. But despite his less-than-stellar track record, Marvelous somehow managed to stumble through his career, coasting along on charm and sheer luck.
One fateful day, Marvelous received a real estate referral from a friend. The friend told Marvelous that he would be meeting a new client named Albert, who happened to be a "Blind Guy." Now, Marvelous wasn't one to let a little thing like ethics get in the way of a potential sale. So when he heard that Albert wanted to spend a hefty sum on a condo overlooking the water, Marvelous saw dollar signs dancing before his eyes.
With visions of hefty commissions dancing in his head, Marvelous set up appointments to show Albert five condos—all of them overpriced, of course, but promising maximum commissions for Marvelous. It was obvious to everyone except Marvelous himself that he was taking advantage of a blind person, prioritizing his own wallet over his client's best interests.
Marvelous even went so far as to call his girlfriend, gleefully informing her that he had landed the "perfect" client to buy some hard-to-sell condos. They would be celebrating a big commission very soon, he boasted.
The big day arrived, and Marvelous was practically rubbing his hands together in anticipation of the hefty commission that awaited him. But as Albert pulled up to the first condo showing in a truck adorned with the words "Albert's Blinds and Windows," Marvelous felt a sinking sensation in the pit of his stomach.
It quickly became apparent that Albert was not the blind, helpless, naive client Marvelous had assumed him to be. In fact, Albert was a savvy businessman who ran his own blinds and windows company—a fact that Marvelous had failed to uncover in his haste to make a quick buck.
As they toured the condos, Albert asked insightful questions about each property, probing Marvelous for details that he struggled to provide. With each passing minute, Marvelous felt more and more like a fool as Albert effortlessly navigated the world of real estate.
By the time they reached the final condo, Marvelous was thoroughly humiliated. He had been caught red-handed trying to take advantage of a blind man, and now he had nothing to show for it except a bruised ego and a tarnished reputation.
As Albert politely declined to make an offer on any of the properties, Marvelous hung his head in shame. He solemnly swore to himself that he would never again stoop to such underhanded tactics, vowing to treat every client with the respect and integrity they deserved.
And so, Marvelous learned a valuable lesson that day: that true success in real estate—and in life—comes not from cutting corners or taking advantage of others, but from treating every client with honesty, integrity, and respect. As for Marvelous Marv? Well, let's just say he had a lot of soul-searching—and apologizing—to do.

The last buyer I worked with wasn’t that bright.
One day when I handed him an exclusive buyer agreement...
After reading the agreement very carefully, he noted that it said “sign here” at the bottom.
Instead of signing his name, he just wrote “Capricorn.”
