1. BE BRAVE with your price. The smartest sellers have the guts to price at or close to market value. The sellers who overprice, ātest the marketā, or donāt have a winning strategy will add unnecessary days on market, and be stressed.
2. BE BEAUTIFUL. Iām going to say itā¦. Ugly houses sell for less money. I know that sounds harsh, but hear me out. Buyers buy a dream, and that dream wonāt have old wallpaper in it. Youād be surprised at how much you can accomplish with a limited budget.

When is the best time to sell my house?
The answer is: it depends.
If the best feature of your home is the yard - if youāve spent a ton on landscaping and have an amazing outdoor patio, it makes sense to wait until the snow has melted and your yard is in full bloom.
For all other houses, my answer is usually early spring. There is a small window from about mid February to the end of April where most sellers are still getting ready to sell, but buyers are looking in full force, meaning there is a SHORTAGE of good homes for sale.
Plus, if you are selling and buying, you will be ready to pounce on the best home when the market gets flooded in the spring, while everyone else is still getting ready.

2023 - The year of navigating peaks and valleys
While not without its challenges, like reduced inventory and higher interest rates keeping many buyers and sellers on the sidelines, it was still a fruitful & productive 2023 in the Denver real estate market.

The performance of 2023 was similar to the pre-pandemic year of 2019 in sales volume but we also saw the average sold price hold strong and even gained a slight appreciation over the previous year.

In the middle of the hustle and bustle of cleaning, shopping, and decorating, Iām taking a moment to appreciate what really matters.
And you know, it really isnāt how many shiny presents are under the tree, the far-off vacation destinations or having the best car.
What matters most is being able to spend time with the people we love whether itās watching a movie classic, eating dinner together or just walking around the neighborhood to look at lights.
Creating those memories together is the magic.
Itās one of the best things about what I do. I love thinking about all my clients settling in for a movie, making dinner for a friend, or exploring their community.

It can be one of the smoothest times of year to sell!
For Sellers:
- Winter sales go at a slower pace.
- Showings happen with a lot more notice, and are usually far more flexible.
- You have the time to prepare your home for sale.
- Your yard doesnāt have to be perfect!
- There is usually very little competition, so the best homes stand out easily.
There are fewer showings, but those folks looking are far more serious.
For Buyers:
- you can see where heat loss is occurring easily, either by feel or with an infrared camera (most home inspectors have these)
- you can see how well the insulation is performing
- you know how well the furnace(s) are working
- you get a great sense of the neighborhood by how people keep their driveways and how they decorate their homes
The truth is, folks in the Denver Metro area buy and sell real estate year round.

3) What do people want in the season? Bountiful backyards for bbqs are in demand and when temps are in the 90s (or hotter), you'll be almost a sure thing for a Buyer with A/C or community pool!

We havenāt heard the word ānormalā to describe our market in awhile, but the latest Denver real estate stats show that we may be heading in that direction.
Inventory is growing and activity is slowing, so the market is shifting, giving buyers more time to make decisions and reminding sellers that theyāll need to be strategic - and patient. Here are a few key takeaways from the June numbers:
š²Average prices remain steady for single family homes, dropping only less than one percent from last year.
š Higher mortgage rates is one of the factors for the slowing market.
š·ļø Price reductions are becoming more common.
There are many ways to navigate everything that is going on in the current real estate market, whether youāre a buyer or seller, and there are plenty of great opportunities if you are needing to move or wanting to invest.
The best thing to do (as always!) is reach out if you have any questions or would like to chat!
It's hard to say, and it's harder to hear:
The pet smell is a problem.
The baseboards are dirty.
The light switches are covered in fingerprints.
While these are things a lot of us don't think about, they matter a LOT when you're buying or selling.
Here's why:
1) The second buyers see deferred maintenance, dirt, or shabby paint, buyers (and their agents) start wondering **what else is wrong with the property**. I can't emphasize this one enough!!
2) CASH is a problem. Who is going to pay for the damaged siding, the old hot water tank, or the professional deep cleaning? Hint: it's you.
3) No one wants to do the work. Buyers don't want to clean for days before they can move in.
4) You're going to pay three times for deferred maintenance: first in more days on market and price reductions, second in negotiations, and third after a property inspection. Yes, those issues usually cost a seller at least 3 times what they cost to replace.
So please, please please, we beg you: put in the work, or be willing to price accordingly.
Sometimes it's as easy as getting a small line of credit to rent a storage unit, hire painters and cleaners, and get those deferred maintenance items taken care of.
We can almost guarantee you'll end up with more interest, a faster sale, and a higher sale price.
**And a disclaimer, we're not talking about doing massive renovations here. This is just for maintenance items - fixing components that are broken or way past their life expectancy. Renovations are a separate conversation that we're happy to help with!
