There aren’t many roofing company owners that personally climb every roof before the work begins. Tyler Cole, the owner, inspects almost 100% of every job we come across.
Is that efficient use of man power? Probably not. But it’s our secret to having the best customer service in Granbury!

During the hot summer months, we start at daylight to beat the heat. We do our best to have the existing roof torn off by 10:00.
When we install shingles, we have the crew complete the western facing slopes first. We do this to protect our team and reduce foot traffic on the “hot side” of your roof. Hot weather makes shingles soft and vulnerable to foot traffic. Cold weather makes shingles hard and ridged.
We are saving our steep roofs for the fall.
Another approved claim out of Brent Northcutt’s office! We run across every insurance company out there (most are tough). If you live in Granbury, this office has knocked literally every claim out of the park.
Farmers has incredible adjusters that cover Granbury, and Brent Northcutt’s team are major advocates for their customers. Your insurance company matters and every zip code is different. Save yourself the headache and get an agent that will fight for you. If y’all need an unbiased opinion, we can try to pair you with a great agent. There are many good ones out there, but in Granbury Brent’s team has literally had 80-100 “out of the park home run” claims in a row. Zero roofs that were partial replacements. This is unheard of in the insurance world. The key, ethical local adjusters and by a top notch agent willing to fight for you. Our personal family and friends (that live in Granbury) are insured by this agency, the ones that decided to file a claim are all getting new roofs this year.

****Important advise that may keep you out of a financial hardship****
-To use the June 12th hail storm, claims need to be filed within 365 days of the “date of loss”.
-Policies tend to go from “good to bad” after your roof 7 to 13 years old. Call your agent to see if your policy changes to Actual Cash Value. Some policies have deductible increases. Others change to ACV only. You need to know this information to prevent trouble down the road. When your roof is replaced, the clock starts over and you typicllay have a lower premium with a new roof.
-Timing is everything when making a claim. If you have a new roof with new hail damage, do you need to make a claim? Well, maybe not. You are just playing the odds game that hail hits you again before your policy converts. Most of the time, hail hits houses every 3 to 4 years. You need a decent storm to reset the 365 day clock, most of the time it needs to be at least 1/2 inch hail. Insurance companies aren’t dumb, they have maps that tell them exactly where, when, and how big the hail was that hit your house.
-Don’t switch insurance companies every year. If your roof needs replacement, it’s common for your current company to play the blame game. If your roof is 10 years old and seen multiple storms, then a small storm hits you and you make a claim, your current company will say it was another storm that actually created the majority of the damage. It will probably be out of the 365 day window and you will be up a creek.
-When you need a roof, you need to have good insuance company. Then you need a hail storm under their coverage to qualify for a new roof. If you want the “scoop” on your current insurance company call us. There are a few good ones still out there. Without any bias, we can help pair you with a good company..we see them all.
-If you have a tough insurance company and they total only half of your roof, it will likely put you in a financial hardship. When you get mad and try to leave them, no one else will insure you due to underwriting issues (because most people can’t get the work done). Here is an example. You have a 20k roof. They total half, 10k worth. Then they depreciate it and say it’s worth 5k in the current condition. Then they remove your 4K deductible. That leaves 1k to replace half the roof. It’s unethical.
-Don’t open a claim for wind damage without contacting a roofer you trust first. Hail is the ticket. This year, we have talked 100% of our customers out of making a wind claim. Wind repairs are cheap and way under most deductibles.
-If you have a claim, you are in control of every line item. You can even do some of the work yourself and we can show you how to get reimbursed for it. For example, if your claim has power washing and restaining a fence, you could do it yourself and keep the insurance funds for it. Most roofing companies are happy with closing 30% of customers. We close about 100%. It’s your claim and are in total control of everything. Until our competition adapts to this line of thinking they won’t be able to compete with us. It’s your claim and contractors (including us) work for you. We like giving you the reigns and letting you call the shots.
Common Scenarios;
If you wait 2 years and want to sell your home, the buyer will likely hire a home inspector. You will be pushed to make an insurance claim, and need a date of loss (a storm with significant hail) within the 365 day timeframe. We have seen a lot of recent financial hardships due to insurance “sticking to their guns” and not covering roofs because the storm window expired. It’s a real thing. Most of our roof installs this year have been non insurance due to the lack of a significant storm.
Example 1:
Lets say your roof is worth $20k new, but it’s 10 years old and currently worth $12k. Your $400k house has a $4k (1%) deductible. ALL YOU GET FROM INSURANCE IS $8k.
Example 2:
Happy birthday roof! When the age of your roof hits a certain year, deductibles tend to go from 1% to 2%. On a $400k home the $4k deductible is now $8k. On a $20k claim, insurance pays $12k if the full claim is done for the full insurance price. If it’s done for less, they won’t release the full depreciation. These are tricky.
This hail storm reset the clock for Granbury. Take advantage within 365 days or wait until the next big storm. When you are ready for a roof (funded by insurance), timing is everything.
