As part of Closing, a Purchaser is offered the right to purchase owner’s title insurance. If you are financing your purchase with a lender, your lender will require Lender’s Insurance to protect their interest. An Owner’s Policy protects the interest of the purchaser – not just the lender – and it never dwindles away like the coverage under a loan policy, but rather is valid for as long as you own the Property.

When purchasing a home, it’s important to consider a Termite and Pest Inspection (especially since termites love our humid South Carolina climate)! “CL” means “clear letter,” indicating there are no current termite infestations in your home. An inspector will also look for carpenter ants and/or bees, wood destroying beetles, wood-decaying fungi, and check for wood rot and moisture issues. These inspections are crucial and while prevention is key (we LOVE when homes have an active bond that can be transferred) knowing of any pest issues before Closing empowers the parties to properly negotiate a remediation solution!
