While the lack of new listings is certainly a positive sign, the rest of the data is frankly, pretty ugly. Sales volume has fallen off a cliff. So much so that I had to bring up 2008 data. That was a rough year in the real estate market! At over six months of inventory, it's statistically one of the softest markets I've witnessed in 22 years. Ironically, the number of pending sales typically looks fairly good, but it's just not resulting in enough closed sales. Buyer's are backing out of contracts for obvious reasons. Others are not qualifying due to inflation and their budgets being stretched with 7.5% interest rates.
At this point, many homeowner's are still pretty content with their equity positions and historically low interest rates. They are staying put unless they have major life events! Distress sales are NOT a real factor at this juncture. That's good news!
If you desire to sell, you better really WANT to sell. Today, it's a heavily weighted buyer's market. Be prepared to negotiate quite handsomely and be patiently aggressive. I'll be advising all my seller's to really dot their I's and cross their T's. We'll need to really concise with pricing, strategy, and property preparation in today's market. We can make your property stand out in ANY market! That's what it will take to succeed. If you are considering leaving Southern, NV, you may want to exit the market sooner than later. That's my opinion.
Buyer's, you will find some real leverage in the market if you look for opportunities! There are seller's out there that NEED to sell or WANT to exit! It's finally time to wheel and deal!
With winter around the corner and historically low seasonal sales numbers, it just might be a very sparse time in the real estate market. A WINTER in the real estate market. It's very likely that prices will continue to recede at least for the short term. Time will tell.
If you are in a stable position, there is no reason to worry. Prices are still very high historically. When is the primary day the value of a house matters? The day you sell it!
