“LAS VEGAS – A report released Tuesday by Las Vegas REALTORS® (LVR) shows local housing prices springing forward in April, with condo and townhome prices reaching a record high.

LVR reported that the median price of existing single-family homes sold in Southern Nevada through its Multiple Listing Service (MLS) during April was $469,000. That’s up 9.1% from $430,000 in April of 2023. However, local home prices are still below the all-time record of $482,000 set in May of 2022.

The median price of local condos and townhomes sold in April was $290,000, up 7.4% from $270,000 in April 2023. That’s an all-time high, surpassing the $287,000 mark set in August of 2022.”

Mortgage Rates Fall Below 7% “Spring home buyers received an unexpected windfall this week,” says Freddie Mac’s chief economist.

“The $1.3 billion Four Seasons Private Residences Las Vegas in MacDonald Highlands has sold 46 percent of its 171 high-rise condos valued at $428 million as site-work continues ahead of the project going vertical by October.
The two-tower Henderson hillside development that launched sales in May 2023 under its new Four Seasons branding, is scheduled to be completed in late 2026 instead of by early 2026 as reported last summer. Along with the downtown Cello Tower condo project announced after the Henderson project, they will be the first high-rises completed in Las Vegas since the late 2000s.”

Las Vegas home prices springing forward, new report says A recent Las Vegas Realtors report shows local housing prices springing forward in April, with condo and town home prices reaching a record high.

"WASHINGTON (May 7, 2024) – National Association of Realtors® Chief Economist Lawrence Yun forecasts that interest rates will fall in the long term, 2024 existing-home sales will rise to 4.46 million (up 9% from 4.09 million in 2023) and 2025 existing-home sales will increase to 5.05 million (up 13.2% from 2024) – with further gains in eight of the next 10 years – during the "Residential Economic Issues & Trends Forum(link is external)" at NAR's 2024 REALTORS® Legislative Meetings(link is external).

Yun also explained that rents will calm down further, which will hold down the consumer price index (CPI) and make the Federal Reserve cut interest rates."

"Condominium and townhouse prices in the Las Vegas Valley hit a record high in April, according to statistics from the Las Vegas Realtors, who pull numbers from the Multiple Listing Service.

The median price of a condo or townhouse sold in the valley last month was $290,000, a 7.4 percent increase from April of last year. This broke the all-time high set back in August 2022, when the average property sold for $287,000.

The number of condos and townhomes on the market is also up 10.7 percent from April of last year, which is a 3.8 percent increase from March. New listings of these types of properties also are on the rise, as there was a 5.9 percent increase from March, which is a 29.5 percent increase from April of last year.

And demand for housing appeared to be up in April in general as 2,960 existing homes, condos and townhomes sold in April. That’s a 12.3 percent increase in single-family home sales over the previous month, according to Las Vegas Realtors, and a 19.2 percent increase from April 2023. Condo and townhome sales jumped 16 percent over the same month last year."

“Mortgage rates rose for the third straight week last week, hitting the highest level since November. As a result, mortgage application demand dropped 2.7% compared with the previous week, according to the Mortgage Bankers Association’s seasonally adjusted index.

The average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances ($766,550 or less) increased to 7.24% from 7.13%, with points increasing to 0.66 from 0.65 (including the origination fee) for loans with a 20% down payment.

Applications to refinance a home loan, which are most sensitive to weekly moves in interest rates, fell 6% for the week and were 3% higher than the same week one year ago.

Applications for a mortgage to purchase a home fell 1% for the week and were 15% lower than the same week one year ago. As home prices rise along with interest rates, potential buyers’ purchasing power are suffering a double whammy.”

"Anything goes in Las Vegas, except excessive water use. Two decades ago, the city began to grapple with a reality that many other cities in the Southwest were trying to put off: Eventually, it could run out of water.

In contrast with cities like Phoenix or Los Angeles, which get water from a number of sources, Las Vegas still gets about 90 percent of its water from the Colorado River, and it has little other water to tap into. By the time the river hit a record low in 2002, Las Vegas had begun taking aggressive water-saving measures to meet population growth and adapt to a drying river. The city known for excess and summer pool parties began counting every drop, even the small dribbles flowing onto asphalt. “We couldn’t have made additional water commitments,” says John Entsminger, the Southern Nevada Water Authority’s general manager—no more homes, no more casinos, no population growth at all."
