Due to extreme increases in the price of utilities, the board asks all residents to monitor and reduce their use of hot water and fireplaces. The HOA's Jan. and Feb. 2023 gas bills have seen three-fold increases in just two years, and the Feb. '23 bill consumed a full one third of our monthly operating budget, which is unsustainable. Ongoing bills of this size may require a special assessment to cover the increases. Thank you.

We're offering a $500 reward for information – especially photographic evidence – that leads to the positive identification of any animals that are:

• Being allowed to roam unattended in the common area, including hallways
• Urinating or defecating in the common area, including on hallway carpeting

Please help us identify the resident(s) who are permitting their pet(s) to damage our property.

The HOA board of directors and property manager are searching for the resident(s) who allow their pet(s) to urinate on the hallway carpeting of the second floor in the northwest corner of the complex.

If they cannot find the source, the board will consider fining all residents with pets in that area of the building to cover the carpet cleaning / replacement cost.

Unless residents can help pinpoint the owner(s) of the animal(s) that are the source of the issue, all units – from #210 to 221 – that house pets may be subject to sharing the cost of that hallway's carpet cleaning and replacement.

If you have any idea which animal(s) are being allowed to urinate on the new carpeting in that area, please notify the property manager or a board member immediately. Innocent pet owners should not be fined if their animals are not responsible. At the same, the HOA wants to encourage building residents to identify the animal(s) that are causing the obnoxious and expensive urine stench.
