The Department of Veteran’s Affairs (VA) released their change in guidelines allowing veterans to pay their own real estate commission when purchasing a home. Rates really liked the inflation data that came out mid week last. Then the Federal Reserve meeting was held afterwards, and the bond market and mortgage rates had a slight change of attitude. All said, mortgage rates ended the week lower. With a few more months of weaker inflation and employment data, we could see a fairly significant decrease in interest rates over that time period. Unemployment data put a damper on an otherwise great week for mortgage rates. Rates improved nearly every day until Friday’s jobs report. Despite stronger manufacturing data earlier in the week, the bond market's attention was fixed on Friday’s key jobs report. The report came in much stronger than expected, leading to an uptick in rates. However, the increase was relatively modest given the robust economic data.

AMI limits increased this past weekend. The AMI, or Area Median Income, limits determine if buyers can qualify for most down payment assistance programs or special financing programs. Mortgage rates improved slightly last week, primarily due to the Consumer Price Index release coming in as forecasted. The CPI number is the second most important inflation number that the Federal Reserve looks at to determine whether or not inflation is moving towards its target goal of a 2% annual rate. Our Everlee & Headshots event was the perfect way to spend a Wednesday morning. Special thank you to Sarah and Nancy for their time this morning, telling us all about the current availability and future plans for the neighborhood. The home inspection can be negotiate based on contingencies of repairs. The appraisal, however, is a very important key part of the mortgage and home buying process. Rates were relatively unchanged this past week. The week started out with rates improving, and then Thursday happened. Rates got significantly worse Thursday when the quarterly inflation data came out. Then Friday’s release of monthly inflation showed inflation still in line with forecasts, but higher than the Federal Reserve’s target inflation rate of 2%. Rates improved Friday, and we ended the week with rates being fairly flat. Listen to more here.
