The recent National Association of Realtors settlement introduced changes that went into effect August 17th. These changes are officially now in place. Here is what you'll see:
No More Compensation Details in MLS: This means that compensation agreements will no longer be publicly listed, allowing for more tailored and confidential discussions about terms.
🔴 IMPORTANT: Written Agreements Required: Before we tour any homes together, we'll need to have a written agreement in place. This ensures that both parties understand and agree to the terms of our professional relationship right from the start, making every step as straightforward as possible. This is a non-negotiable. If a real estate agent shows you a home without a signed agreement from you beforehand, they can be fined for each violation. This is not something a real estate agent dreamed up - it is the result of greedy lawyers filing a class action suit. The average consumer will receive $9 in settlement of the class action suit. Care to guess how much the attorneys that filed the class action suit will make?

Did you know that as part of a settlement of a class action lawsuit against the National Association of Realtors (NAR) starting August 17th a Realtor can no longer show you a property without a signed written agreement? It can be exclusive or non-exclusive but it MUST be signed. This means they can’t even unlock the door without it. Doing so as an agent can results in a thousands of dollars in fines.
A buyer's agency agreement legally binds you to that particular agent for an agreed-upon timeframe, spells out their compensation, and details their duties to you. Discuss this with your agent of choice for more details.

I have a need! I have a cash buyer from out of town here for the weekend that is looking to buy a single family home in the $200,000 - $300,000 range in Hot Springs area. If in town, must have a short term rental permit. I’ve seen everything in MLS so no need to reply with those.
