Finding a home youā€™ll fall in love with can take time, patience, and some old-fashioned legwork. However, the results will pay off in the long run when you get to move into your dream home. So, if youā€™re looking to find the home you will fall in love with, read on for your roadmap to find the home that is best for you.

1 - Identify Your Home Style
Honing in on your home style will help you focus on looking at the homes that fit your desired aesthetic. Whether itā€™s a Colonial in the suburbs, a sprawling ranch in the country, or a penthouse in the city, narrowing your search to focus on your preferred style will save you time and energy by avoiding the homes that arenā€™t your style.

2- Focus on Your Dream Neighborhood
Identifying the neighborhood you want to live in will make your home search more efficient. While the inventory may not be as plentiful if you had a more extensive search radius, it ensures that you arenā€™t settling for a home in a less preferable neighborhood.

Lighting seems minor, but I promise you it does make a difference! Here are a few tips:

Buyers will notice light fixtures that donā€™t work and may come away with a negative impression of your house as a whole. A broken light fixture can be more than an inconvenience; in some cases, it can be a symptom of a serious electrical problem. Buyers may wonder if the house has other maintenance issues that were overlooked.

Sometimes light fixtures work fine, but theyā€™re relics of a bygone era. Lighting that was stylish when it was installed may now make your house look dated. If thatā€™s the case, replacing those fixtures with more modern or timeless ones can make your home more attractive to prospective buyers.

Juliana Swisher's Market Report for Houston, TX 11/04/2021

Good morning Houston! For this Thursday's RE market news:
-what's going on with Zillow and
-what to expect in the next couple of months if you're thinking of purchasing or selling a home

If you haven't heard, Zillow earnings are down, stocks have taken a beating, and their announcement of ending their iBuying program (plus some layoffs). Not good news for the big Z.

A lot to dig into. So what went wrong? They had algorithms working to price the homes they were buying (we all know their zestimates), in a lot of cases they were overpaying for these homes and/or underestimating the scale of renovation needed to fix them up and resell them. There goes the profits getting drained. On top of it, nationally we're facing supply chain issues and inflation, making it harder for any investor to flip a home and turn a good profit.

Other ibuying programs seemed to have seen this coming and did start scaling back, maybe Z was a little late to recognize what would happen...OR maybe they cared more about market share...

Either way, it's expected that they will be offloading 7,000 homes they purchased and selling many of them at a loss. To whom you ask? INVESTORS primarily.

This leads me to topic two - the upcoming months of real estate. We're seeing new listings on the decline and seasonally the market tends to slow down during the holidays, making it harder for buyers to find a home. As for Zillow's surplus of homes they need to sell off, those are largely going to be sold to institutional investors, not would-be homebuyers.

If you've been dabbling with the idea of selling your home, the next few months could be opportune to capitalize on the steady decline of competing listings in your neighborhood and buyers who are out searching and serious about getting moved in before the end of the year.

A longer-than-normal home buying journey...with a happy ending.

Itā€™s all in the timing. And sometimes that requires patience!

My client recently closed on her brand new beautiful home and is over the moon excited...but the road leading up to handing over her new keys took time and patience, almost a year to be exact.

She says she wishes we had met years ago, I do too. Maybe we couldā€™ve avoided those years of her home sitting on the market and the understandable exhaustion that comes from that.

When her last home was under contract, we hit the pavement searching for the next dream home to make new memories in.

We searched and searched, but nothing was up to s***f for my wonderful client.

It was at that moment, we all agreed, it was time to wait.

So we paused and found a pretty great rental that would do the trick until the RIGHT home showed up.

Cut to almost 12 months from then, we DID find the perfect home.

These last couple of weeks, Iā€™ve had a blast with my client, helping select new paint colors, deciding what renovations she wants to make, moving furniture around.

Iā€™m beyond happy for her. She said herself, patience paid off. Sheā€™s got exactly what she wanted, in the right neighborhood, and finally feels settled. And I like to think Iā€™ve made a lifetime friend from it.

It's Thursday, and that means it's time for another Houston market report! šŸ¤©

Here are the highlights (courtesy of HAR)

- Single-family home sales increased for the thirteenth consecutive month, up 13.6 percent year-over-year with 10,638 units sold;

- The Days on Market (DOM) figure for single-family homes fell from 57 to 29;

- Total property sales rose 16.9 percent with 13,090 units sold ā€“ the highest volume in history;

- Total dollar volume increased 43.8 percent to $4.8 billion ā€“ a historic high;

- The single-family average price reached a new record high, increasing 23.7 percent to $395,316;

- The single-family median price rose 20.0 percent to $314,500 ā€“ also a record high;

- Single-family homes months of inventory registered a 1.5-months supply, down from 3.0 months year-over-year and below the national inventory of 2.5 months;

- On a year-to-date basis, single-family homes sales are running 25.9 percent ahead of 2020ā€™s record pace.
