With nearly 40% of the buyers being millennials, they have a higher expectation when it comes to "staging" or "Presentation," due to them growing up watching HGTV type shows.
Additionally, millennials are less comfortable will negotiating, hence if they feel a home is a little overpriced, they'll simply move on and look for something else. I've seen buyers pass up a home when they thought it was as little as $10,000 over priced.
If you're having strong internet interest and good showing activity, but no offers, that's this market telling you they feel it's over priced and/or over priced for its current condition.
Now more than ever, sellers need to listen to what the market's telling them and adjust early on or it will cost you more in the end as market time begins to work against you.
With inventory rising, sellers must be more mindful when pricing their homes for market, as buyers have more choices. Homes are still selling if priced right and presented well.
