We are trying to find a home for this sweet baby...
She's an older dog, almost completely def, has a hard time getting around. She's in Florence. Not aggressive at all. Will let you walk right up to it with no issues. Her name is Princess and she deserves a wonderful home.
They have reached out to the animal shelter but haven't heard back from them.

Happy Halloween! 🎃👻🕸️ Here are three frightfully-fun Halloween ideas to help you celebrate the spooky season:
1. Haunted House Movie Night: Transform your living room or backyard into a mini haunted house for a spooky movie night. Decorate with cobwebs, fake spiders, eerie lighting, and spooky sound effects. Invite friends and family to watch classic horror movies or Halloween-themed films. Don't forget to provide popcorn, candy, and themed snacks to complete the experience. You can even encourage everyone to come in costume for extra fun.
2. Pumpkin Carving Contest: Host a pumpkin carving contest with friends or family. Provide a variety of pumpkins and carving tools, and let everyone's creativity run wild. Set up an outdoor space with spooky decorations, Halloween music, and refreshments. After carving, have a contest to determine the scariest, funniest, and most creative pumpkin designs. You can even give out small prizes to the winners.
3. Halloween Scavenger Hunt: Organize a Halloween-themed scavenger hunt for kids and adults alike. Create a list of spooky items or clues related to Halloween and hide them around your yard or home. Participants can search for these items or follow the clues to find hidden treats or surprises. To make it more exciting, you can even incorporate Halloween-themed riddles and challenges along the way. It's a great way to enjoy the outdoors and have some spooky fun.
Remember to prioritize safety during Halloween activities, especially if children are involved. Provide proper supervision, use safe decorations and lighting, and ensure that costumes are visible and comfortable.
Happy Halloween! 🎃 👻 😱
Are you facing financial challenges and considering the possibility of using your home equity to alleviate the pressure?
Here are three reasons why refinancing might be advantageous, even with high rates....
1. Debt Consolidation: If you have a substantial amount of high-interest debt, such as credit card debt or personal loans, consolidating this debt through an equity takeout can be a smart financial move. Even if the interest rates on the equity loan are higher than your mortgage rate, they are likely lower than the rates on credit cards or unsecured personal loans. By using your home's equity to pay off these high-interest debts, you can save money on interest payments and potentially reduce your overall monthly debt obligations.
2. Emergency Expenses: In certain situations, such as unexpected medical bills, emergency home repairs, or sudden job loss, accessing your home's equity can be a lifeline. While you may be paying a higher interest rate, having quick access to funds can help you navigate financial crises without resorting to high-interest credit cards or other expensive forms of borrowing.
3. Home Improvements: Investing in strategic home improvements or renovations can increase the value of your property and make your living space more enjoyable. While high interest rates may make the equity takeout more expensive, the potential for a significant increase in your home's value could justify the expense. Additionally, some home improvements, like energy-efficient upgrades, may result in long-term savings on utility bills, further justifying the expense.
So there you have it. I’ve just given you 3 reasons to do an equity take out – even with high rates.
For a free consultation to explore your options and determine if it might make sense to do an equity take out loan, message me today!
Happy Friday! 🌟 I was going to send this to you on “Fright Day” (Halloween) but figured I might as well do it now before my brain ghosts me. LOL.
Why did the skeleton go to the Halloween party alone?
Because he had no body to go with him! 😂
Ever wondered where the word “October” came from?
Here's a fun October fact:
The name "October" comes from the Latin word "octo," which means "eight." However, it is the tenth month of the year in the modern calendar. This discrepancy arises from the fact that the ancient Roman calendar originally began in March, making October the eighth month in their calendar. Later, when January and February were added, it became the tenth month in the revised calendar.
If you didn’t know, now you know! 😉
What’s smarter choice: invest in stocks or pay down your mortgage faster?
In reality, the answer to that question depends on your tolerance for risk, your level of expertise in stock investments, and your timeline for selling your investments.
That said, here are five compelling reasons why overpaying your mortgage may be a smart move...🏡💰
1️⃣ Become Mortgage-Free Sooner: Overpaying can shave years off your mortgage term.
2️⃣ Save on Interest: The more you overpay, the less interest you'll pay in the long run. This can save you thousands of dollars over the life of your mortgage!
3️⃣ No Other Expensive Debts: If you're not juggling other high-interest debts, overpaying your mortgage can be a smart move.
4️⃣ Lower Loan-to-Value Ratio: This can open up better mortgage deals in the future.
5️⃣ Empowerment: There's something incredibly empowering about being debt-free. Overpaying your mortgage is a step in that direction.
Remember, every financial situation is unique. Let's chat to see if overpaying your mortgage is the right move for you!

Are you thinking about listing your home?
If so, remember this: NOT ALL REALTORS ARE CREATED EQUAL!
In fact, not hiring the right listing specialist can cost you tens of thousands of dollars, not to mention wasted time in frustration and stress.
Why settle for second best when you can work with BEST – and get results that rise above the rest?
That's why you owe it to yourself to explore your options before you go ahead and sign the listing agreement with your previous low-producing Realtor.
For my personal recommendation on the best listing agent your area, who has a proven track record of selling homes fast and for top dollar, PM me today!

What’s a DPA or Down Payment Assistance program?
I’m glad you asked. 😜
Down payment assistance (DPA) programs are initiatives designed to help individuals and families overcome one of the significant barriers to homeownership: the upfront down payment.
These programs are particularly beneficial for first-time homebuyers and those with limited financial resources.
Here are 3 things you need to know about DPAs... (Blog Post Link)
1. DPA Options Vary from State to State.
Start by researching down payment assistance programs available in your area. Look into federal, state, local, and nonprofit programs. Each program may have different eligibility criteria and benefits. As your local mortgage advisor, I can help you save time and effort by doing all this research for you.
2. Understand Eligibility Requirements:
Common criteria include income limits, credit score thresholds, and whether you're a first-time homebuyer. Ensure you meet these requirements before applying.
3. Work with Experienced Professionals:
Consider working with a knowledgeable real estate agent and a reputable lender experienced in down payment assistance programs. They can guide you through the process, help you find eligible properties, and connect you with the right resources.
In summary, down payment assistance programs can significantly reduce the upfront costs of buying a home, making homeownership more accessible.
As your knowledgeable local mortgage advisor, I can help you navigate the world of Down Payment Assistance (DPA) programs and find the perfect loan program to suit your specific needs. With my guidance, you can make your dream of becoming a homeowner a reality sooner than you think.
