Empty lot scams are where a bad actor pretends to be the owner or seller of a property in order to deceive buyers, real estate professionals, or banks into believing they have the rights to sell the property. Empty lot scams specifically focus on vacant lots or land parcels.

According to survey data published by Qualia in 2023, approximately 58% of title & escrow professionals have experienced empty lot scams. So what can you do to be sure you don't falll victim to these sophisticated schemes?

Request multiple forms of ID and verification of ownership from the seller. This could include titles, deeds, or tax records. Request to meet if possible. Research the property and seller online and in public records. Avoid low prices, people trying to rush you, and remote closings on these type of properties.
