Homebuyers beware!

There are tons of myths out there about purchasing a home and because of these, you may think that you need to put 20% down on a house, have perfect credit, or go through the real estate process by yourself. Thankfully, none of that is true!

Let's talk down payments. You don't need to put 20% down. In fact, first time home buyers may only need to put 3.5% down! There are many other down payment options as well.

Second, you don't need perfect credit to buy a home. Similar to your down payment, many programs are available to buyer with fair and good credit scores. How do you find these programs? Through the help of your real estate agent (this is where I come into play).

The difference a year makes is insane!

A year ago, Skye (aka Skye-Ber) was my only pup. She was only 5 months old in the first photo. Now, I have two crazy dogs, who (unwillingly) painted their own pumpkin!

They clearly aren't huge fans of pumpkins having stems 😂

The first, and arguably most important, step in buying a home is the pre-approval!

Having a pre-approval allows you to set budgetary limits and ensures that any home you are looking at is a home that you are able to finance. This will make house hunting more enjoyable because you will know that you can afford exactly what you are looking at!

A pre-approval makes you a more attractive buyer! Consider this- if there are two buyers making an asking price offer on a home and only one has a mortgage pre-approval, who do you think the seller is going to be more likely to go with? Likely they will go with the buyer who has the pre-approval since it is less risky for the seller!

In addition to making you a more attractive buyer, a pre-approval lends you some flexibility in terms of bargaining and negotiations. Seller's may be more likely to make some compromises because they feel more confident that the sale will go through.

Lastly, you will be able to close the sale quicker! Securing financing is the first thing that happens when you start to close on a home. With a mortgage pre-approval, financing is already secured and you can jump right to the next steps, such as appraisal and inspection.
