Hi! It’s me 👋🏻 for my new followers, let me introduce myself. I’m a past high school teacher, turned realtor, turned real estate coach. When I left the classroom I wondered how and if I would satisfy my desire to teach others. No two days in real estate are alike, but a simple morning routine that includes a cup of coffee (or two!); a great workout to start the day; journaling and meditation gives me a sense of balance that helps me get my mind and soul ready for the day ahead.

With the sizzlin' market and buyers flooding listings as soon as they go live, an open house can be a smart way to catch 'em all in one fell swoop.
Here are a few 2021 dos and don’ts for your open house.
DO:
•Declutter, declutter, declutter (your agent may even recommend staging).
•Clean like crazy.
•Get rid of lingering smells from carpets, pets, or sinks. Have a friend do a thorough “smell check.”
•Put away personal photos and belongings.
•Provide light refreshments but make sure drinks are sealed and snacks are individually wrapped.
DON'T:
•Hover like a helicopter parent. Give buyers space to see your home without the pressure of your presence.
•Schedule an open house during a holiday weekend or community-wide event. If you can be flex, check the weather and wait for a sunny day.
•Forget about curb appeal.
•Leave your pets at home.
•Park your cars in the driveway.

As much as you eat at home, your pantry is going to get out-of-sorts—especially if you have fresh-out-of-school kids rummaging through it all.day.long.
Say, “No more!” with these quick tips:
•Empty your pantry and place everything on the counters so you can have a good look at what you’ve got.
•Check expiration dates, throw away misfits, toss anything that’s stale.
•Group what’s left into categories (canned goods, dry goods, snacks, spices, cereal, etc.)
•Use baskets to store like categories.
•Place your most used items at eye level and consider a designated “snack basket” for those hungry kids.

10 ways to get YOUR offer accepted (even in the most competitive real estate market the U.S. has ever seen!!)
1. Be the first to view a home and put in an offer.
2. Offer above asking and/or include an escalation clause.
3. Be open to an appraisal gap (or waiving the appraisal).
4. Beef up your earnest money.
5. Get pre-approved by a local lender.
6. Offer to pay the seller's moving expenses.
7. Defer closing terms and timeline 100% to sellers.
8. Waive the inspection contingency (can be tricky...)
9. Eliminate financing contingencies.
10. Gather a large(r) down payment or pay cash if you can.
An agent can help you mix and match any or all of these to present sellers your best and final offer right from the beginning. It is possible to get the home of your dreams even in this market—it just takes a little creativity and a savvy agent!

2020 has been a year full of surprises, especially in the real estate market. Skeptics thought the onset of community closures would send the market into a 2008 style crash... thankfully, this DIDN'T happen! In fact, we have seen home value INCREASE over the past year due to the historically low interest rates coupled with severely low inventory! I excited to see the shift to Spring where new listings typically increase! Our market needs it.
