Myth #1: You can only use your VA loan entitlement once.
Reality: Nope! While you do need to be purchasing your primary residence with this type of loan, you can sell or rent out a property and reuse your benefits as many times as you want as long as you are still eligible.

Myth #2: VA Loans require a down payment.
Reality: Nope! No down payment is one of the best benefits and can help get more service members into homes.

Myth #3: The VA acts as a mortgage lender.
Reality: Nope! You can use any lender you choose. Our partners at Alpha Mortgage are happy to help!

Myth #4: VA loans are not desirable to sellers
Reality: Nope! Especially in this area, VA loans are the norm and are not looked at any differently as long as you make a strong offer. The key is using a lender well versed with VA loans and getting pre-approved.

Myth #5: "Veterans are 'guaranteed' a VA Loan"
Reality: No one is guaranteed a loan. Even service members with VA loan entitlement. You do have to qualify but a local lender will be able to quickly calculate what you can afford based on your BAH and financial information.

Myth #6: VA buyers will have to pay commissions come July 2024
Reality: Nope! The VA has set forth in their guidelines that VA buyers can not be required to pay agent commissions. Therefore, sellers are still motivated to offer this as a credit despite the recent changes. We are happy to discuss this further with you over the phone!
