But most of all, a seller’s agent should be an empathetic advisor as their clients go through the highs and lows of this huge life event.

Look out for these key qualities in a seller’s agent:
Active listener: They pay close attention to your wishes, concerns and hesitations.

Strong communicator: They keep you informed at each stage of the process and provide resources for questions that arise.

Emotional intelligence: They recognize this is a significant life event. They don’t push or pressure you to make decisions and provide additional support where needed.

Solutions-oriented: Hiccups are inevitable in real estate. They seek solutions and embrace a can-do attitude.

Revealing today what sellers say *actually* helped them sell their homes for top dollar.

It feels counterintuitive, but sellers willing to list their homes just under market value tell me they’ve been handsomely rewarded. Competitively priced homes typically ignite bidding wars, resulting in a selling price far exceeding the initial listing.

2) Next-level cleanliness.

My crazy successful sellers typically choose to invest in professional cleaning services. Imagine walking into a home where the scents are fresh, surfaces gleam, and carpets feel like they’ve never been stepped on. A few hundred bucks can transform your home into a canvas where buyers can paint their future lives.

3) Multiple rounds of decluttering.

* A more active selling season than spring, with sales likely ticking up by 5% compared to the first 3 months of the year.
* While sales may increase, inventory will likely stay limited as current homeowners sit tight and rates remain high.
* That's not all… Some analysts predict that rates will level off in the 6% range as inflation eases, slightly boosting affordability for buyers.
Here's what that means for buyers: 
* If you find a home you love, act quickly and make the strongest offer you can. Consider a large down payment or purchase with cash if possible. 
* One more tip: While you can’t control prices, you can improve your chances of getting the best rate by improving your credit score now. Three quick ways? Pay your credit card balances down, ask for higher credit limits, and review your credit report for errors.
And what it means for sellers: 
* While prices have cooled from the previous year’s highs, you will likely receive multiple offers IF you price your home competitively.

One thing I get asked all the time:
Why are homes in the same neighborhood priced so differently?

Sadly, sometimes, it's user error. A seller took the bad advice to price high and "see what happens."
(Side note: Don't do that. It prolongs the process, frustrates buyers, and flat-out won't get you top dollar. Rant over.)

As a local agent, I can tell you that pricing a home can be a bit like putting together a puzzle. But once the pieces are there, everything comes together to reveal a home that's priced just as it should be for buyers AND sellers.

That said, here's how I determine the price of a home:

Step 1) Research Comparable Homes: I dig deep into recent sales of homes that are similar to the one you're interested in. Size, location, age, and condition are key factors I consider.

Step 2) Factor in Market Conditions: Is it a buyer's or seller's market? I analyze trends to see how they affect the demand and supply in the area.

Step 3) Adjust for Unique Features: A house isn't just four walls and a roof, right? I take into account special features, like a pool or an upgraded kitchen, that can make a difference in the price.

Step 4) Put it All Together: Using all this info, I create a Comparative Market Analysis (CMA) that helps me pinpoint the right price range for your home.

Now, here's the thing: pricing a home isn't an exact science.
There are lots of variables to consider, and it can be tricky to get it just right. That's why it's so important to work with an experienced agent who can help you avoid overpricing or underpricing your home.
