Such a fun and easy idea!

Today I painted a new residents nails at work and as we were going over colors, she mentioned she wanted clear. The only thought that came to my mind was "CLEAR?! That's no fun." I asked her why she wanted clear and she said, "My hands are ugly, I don't want to draw attention to them." I then carefully responded with, "Your hands tell the story of your life. They tell the story of love, of care and adventure. These hands have touched and held things that most people can only wish to one day." And with that, she went with the color pink for her nails.

Today, we’re busting real estate myths. 😎 The myth for today is: Pricing my home high will give me room to negotiate.

Do. Not. Do this. Whatever you do! It’s understandably tempting — who doesn’t want to get the most out of their home?

But pricing your home higher than what’s typical for your area puts you at risk of leaving your house on the market for too long. And when your house is on the market for longer than what’s normal in your neighborhood, potential buyers are going to wonder what’s wrong and stay clear of it.

Instead, conduct some competitive research and analysis on what homes are selling for in your town and price it competitively to them. Even better? Hire a real estate agent who can help you through the process.

When shopping around for a house, you may see a house that’s listed as a “sold as is” home. But what exactly does this label mean and why are they listed this way? 💭

A seller who is listing their home for “sold as is” means they’re not obligated to do any repairs before closing day.

Before you panic though, buying a “sold as is” doesn’t always mean that the house will be in shambles shortly after purchase. 🙅 There are several reasons why a seller would list this way, such as not being able to afford contractors or simply for convenience. And if you include an inspection contingency, you may still be able to renegotiate for a credit in lieu of repairs should something arise during the inspection.
