Equity growth in your home creates more than wealth, it creates a tool to help you save hundreds or even thousands of dollars. If you have a home emergency, lets say replacing a dead furnace in the middle of winter, you will be left with a bill of $6,000 or more. If you don't have available cash to pay this, you will pretty much be left with two options. The first is using your credit card at 24% or higher interest. The second and least costly option would be drawing the funds from your Home Equity Line Of Credit (HELOC). Although the rate, plus a minimal fee, is usually about 2% higher than a normal mortgage, the savings in interest payments is significant. Here's the numbers to pay off that furnace:

Credit card at 24% for 2 years is $317/mo with $1,613 paid in interest.

HELOC at 9% for 2 years is $274/mo with $578 paid in interest.

Thats a smaller monthly payment while saving over $1,000 in interest. Money saved is wealth created. If you don't have a HELOC, talk with your lender to open one so you are prepared for the unknown.
