Our market is shifting, can you feel it? Remember the days when the first 2 weeks on the market were the most important to secure the most money for homes in the least amount of time?? When the average market time was 24-36 days? I remember 90+ days.
In 2023 it is imperative to know our facts and properly price our clients' home on DAY #1, as an unavoidable consequence are yikes $$$ BIG TIME! Buyers are too educated and even with this shortage of housing supply, desperate smarties aren't falling for nonsense.
Our clients at 36 Fairway Blvd appreciate this theory and it paid off for all parties involved with gratitude. The sellers are thrilled to have received multiple offers and accepted an offer over the asking price. The buyers are happy to pay it....because the sellers priced it properly based on the facts and figures we presented. Plain and simple real estate 101. Know your market, educate your buyers and sellers, and price accordingly.

Even though activity in the housing market has slowed from the frenzy we saw over a year ago, today’s low supply of homes for sale is still a sellers’ market. But what does that really mean? And why are conditions today so good if you want to list your house?
It starts with the number of homes available for sale. The latest Existing Home Sales Report from the National Association of Realtors (NAR) shows housing supply is still astonishingly low. Today, we have a 2.6-month supply of homes at the current sales pace. Historically, a 6-month supply is necessary for a ‘normal’ or ‘neutral’ market in which there are enough homes available for active buyers.
