Here is an example of maximizing unused space to its full potential in a multi-family property. ๐ข
This was a gigantic attached garage in a 5-unit building. We converted it into a huge loft-style studio apartment by pouring a new concrete floor, adding heating, plumbing, bathroom, kitchen, lighting, and replacing the garage door with a wall with egress windows.
This space now rents for $1,000 per month and has added $70,000 to the building's value. We could have built bedrooms in this apartment (and we still might in the future if the circumstances warrant it). But, since we have a pretty high demand for rental units in our area and since we knew that a nicely remodeled studio will rent well, spending more money on adding bedrooms didn't seem like it was worth it.
Adding units inside of existing building space is one of the most cost effective and profitable ways to add value in multifamily real estate! ๐๐คโ

Not all tenants leave the apartment in the same condition they received it. Sometimes the apartment gets trashed and owners and property managers have to spend some time, money, and effort to get it back to rentable condition. This apartment in Cohoes, NY was an example of such a scenario. However, our team was able to turn it around and place it back on the market in short order. Shoutout to Dave Kopyc for his work on this!

Administrative Assistant Job Responsibilities:
Provides administrative support to ensure efficient operation of office.
Payroll 1099 processing for clients
Answer phone calls, schedule meetings and support visitors.
Carries out administrative duties such as filing, typing, copying, binding, scanning, paying bills, and writing checks from various business accounts.
Complete operational requirements by scheduling and assigning administrative projects and expediting work results.
Exhibits polite and professional communication via phone, e-mail, and mail.
Supports team by performing tasks related to organization and strong communication.
Provides information by answering questions and requests.
Maintains supplies inventory by checking stock to determine inventory level, anticipating needed supplies, placing and expediting orders for supplies.
