→ Reason #1: Overpricing can help the competition sell faster
Buyers will naturally compare your home to others in that same price range-which at a higher price point will likely be homes that are larger, more updated or in a more desirable location.
Reason #2: Buyers will ask their agent’s opinion
A Realtor’s job is to advise their clients on current market conditions and recent sales. While a buyer may initially show interest, if priced too high, a good agent will quickly let their client know how the home should be priced.
Reason #3: Overpricing can lengthen market time
The longer a house is on the market, the higher the chance buyers will start to assume something is wrong with the house resulting in lower offers, or worse-not considering the house at all.
