恭喜我的客戶在這個市場上以比listing price, appraisal value都還要低的價錢買這一間在95008 and 95130交界處的single family house! 不只價錢好，我們還放了inspection contingency讓買家能做自己的房屋檢查。Seller其實在房子剛上市時收到一個不錯的offer (比我們之後的成交價還高十萬)，但seller當時沒接受。後來賣不出去Seller只好降價。我們動作快，在降價後我們馬上出手，而且在我們的offer被接受後的二天後又有別的buyer的offer進來，硬是比我們高了四萬左右，那個buyer's agent還一直追縱我們contingency removal的狀況，希望我們back out。不過我們不只沒有back out，貸款也順利做好提前close! 真的為我的客戶感到開心！

Congratulations to my buyers who got a single family house at the border of 95008 and 95130 with a great price. Not only lower than the listing price, but also a lot lower than the appraisal value. We were also able to put contingency which is very rare in today's hot market. There was another agent who submitted another offer after our offer was accepted, and that offer was about $40k higher than ours, and they were hoping that we would back out. So happy for my clients! Bomb and shooting threat to Mountain View Bubb Elementary School today. School is closed today. Very sad this is happening frequently nowadays, first in high schools and now in elementary school. Some parents said this might be another TikTok challenge that's going around the US.

UPDATE 11:53 am: While we continue to investigate, we have learned that this kind of threat is part of an ongoing series of threats that have been sent to schools across the world over the last few years. We continue to maintain a presence at Mountain View schools out of an abundance of caution.

This threat has been determined to not be credible and there is no threat to public safety.

Early this morning (Nov. 4), the Mountain View Police Department was contacted by Mountain View Whisman School District officials about a potential threat targeting Bubb Elementary School students and staff.

We immediately began an investigation, working closely with school staff and school district administrators to keep them updated as we learned more.

Ultimately, school administrators made the decision to close Bubb Elementary today out of an abundance of caution. We stand by this decision, and we will have an increased presence both that Bubb and at our other Mountain View schools today to ensure all students and staff remain safe.

We are actively investigating the threat and will update if and when we can share more. There is no current threat to public safety.

The safety of our schools is of the utmost priority. We remain committed to ensuring our students and school staff feel safe on their campuses.

Santa Clara County Q3 2021 Market Overview

• Santa Clara County saw the highest Y-o-Y median price appreciation in the region, rising 18.8% to $1,650,000, while the average sale price rose 17.9% to $2,035,253. Sales rose 12.7% compared to last year’s already overheated number, and sales volume of nearly $7 billion, up 32.9% over last year, was easily the second highest quarter on record, eclipsed only by 21Q2’s record-setting level. Homes sold for about 9% above listing price and with a median days-on-market of just eight. Dr. Eisenberg says: “This is a market that shows absolutely no signs of slowing down. The slight price declines compared to last quarter are undoubtedly just a return to seasonality, as children return to classes for the first time in more than a year.”

• New listings rose 3.3% over last year to 3,669, but inventory levels remain incredibly tight, with just 0.8 months’ supply of inventory and only 917 active listings.

• In the common interest market in Santa Clara County, prices logged solid year-over-year gains of 11.2% to $910,000 (median) and 9.5% to $977,702 (average). Closed sales were up by a staggering 45.6% to 1,604, just slightly below last quarter’s record level, and new listings also rose, gaining 9.3% over last year to 1,806.

Overall inventory levels remain tight at just 1.2 month’s supply.

About 13% of appraisals of homes came in below the contract price in August, down from a recent high of 19.7% in May but above 7.3% in January 2020.

In the past, the appraisers could only use the “SOLD” properties as the comp in the appraisal reports. However, the "sold" properties don't actually represent the latest market in a hot market because the prices of those sold properties were from 30+ days ago when they went into the contract.

Banks saw the problem, and starting from early 2021, many banks started accepting the appraisers use the "PENDING" sales as the comps. This has helped with the appraisal value in the super hot market.
