Going to the F1 was WILD! 🏁 The energy there was absolutely amazing, I couldn't believe it! Just having some time to go and have a blast is all I could ask for, and really, what else is there? 🥳

I'm so happy to go out, make incredible new memories, and celebrate all that I've accomplished by traveling and having these super-awesome moments! 🔥 Don't ever stop doing the same, it's important to recognize when you're making progress!

I'm reminded of how fortunate I am, and how satisfying my job is. One day I'm taking pictures of my fix and flip project, and a few days later I'm snapping photos in one of the best cities in the world! 📸

It's not just the freedom to work from anywhere; another great thing is how little time each project takes. Gives me time to travel and spend time with my family and friends and much more! 🕗

What sells a flip is the attention to detail! 🔎

Whenever I fix & flip houses, I always make sure all the little things are taken care of: From the right lighting, to the correct height on each step, to making sure a sliding frame works smooth. 👌

Sure, it's great to just have things being "ok", but when it comes down to it, giving it that little extra makes it so people like it even more! 😉

It doesn't have to be much, but every little thing adds up! Taking care that things are square, that the taps aren't too stiff, that the doors close easily... 🤩

Have you listed your fix & flip property, but it just won't sell? 😱

There are multiple reasons why your flip won’t sell, which is why you need to plan it from the beginning. Why is that? 🤔

Because you should follow specific steps to ensure your flip is successful from the start!

▶️ Whenever other people send me flips that aren't selling, and ask me why, this is what I check for:

🔹 Is your reno low quality? You won't be selling it if that's the case!

🔹 Are you ignoring the comps and their style? Remember: They sell because they work, copy the comps!

🔹 Is the property way overpriced? If you don't calculate the ARV and price your house accordingly, buyers will think twice about purchasing it.

Why do those points even matter?

Because by following a strict criteria, your flip will be more enticing, so people will want to buy it as soon as it hits the market! 🧐

🏚️ Lots of people who want to fix & flip houses are at a loss, thinking: "Where should I look for houses? How often should I be checking for offers? What do I need to do?" 🤔❓

1️⃣ When should I be checking offers?
You should ALWAYS be checking for deals. 😱 HOWEVER, do it efficiently so that you don't go blind poring over every available house on the market!

2️⃣ Where should you look for deals?: Use the technology at your disposal, and look online! 💻 My go-to choices are:
🔹 Zillow
🔹 Redfin
🔹 Realtor.com
With just a few clicks, you get all the deals you want to check out sent automatically to your email. 📩😉

3️⃣ If this isn't enough, then you need to contact real estate agents, wholesalers, or even cold-call potential leads! 📞 This way, you get better opportunities.

Now, you might be thinking: "That's it?" NO! Lots of people stick to their town or city to fix & flip, but they'll only achieve to limit their business opportunities! ⛔

Instead, scale up by flipping REMOTELY! Take advantage of your computer and cellphone to fix & flip from ANYWHERE in the WORLD! 🌎

Check the online platforms every day from anywhere in the world, and get in touch with real estate agents to find great deals! That's the secret. 🤫

🏡 Imagine you find a property. The purchase price is good. Renovation seems good. The resale value isn't too good, and the ARV isn’t too hot either. What people do sometimes is, they say: “You know what? I'm going to try and lower the purchase price, maybe try and get a better renovation cost.”

If that doesn't work, they say: “I'm going to just back out and move on from the deal”. 🤔

Instead of doing that, you can go the extra step of trying to change the characteristics of the property. What does that mean?

➡️Let's say your property is a three-bedroom, two-bathroom house, so you can add the RV (resale value).
💰The resale value is $500,000. You can try to make it maybe $650,000, maybe $700,000 by changing that characteristics of your property; meaning you're changing the bed and bathroom count. So instead of it being a three-bedroom, two-bathroom, you can turn it into a four-bedroom, three-bathroom, or have the square footage of the house go from 1,500 to 2,000 sq ft.

➡️This is one way to go forward and ensure you increase the value of the property.

By changing the characteristics, you are giving yourself an opportunity to have a higher resale value, which now changes the numbers completely. ⬆️

However, if you tried changing the characteristics of the house and it’s still not a good deal, you can wholesale it and still walk away with a profit, whether it's $500, $1,000, $2000, even sometimes $10,000.

It all comes down to the numbers. It all comes down to the purchase price.

The main number in this game is the purchase price.

🌐No matter where you are in the world, if you buy right, you'll make it happen. If you're buying wrong, and you're not analyzing numbers correctly, that's when you're putting yourself into risk.
