We love helping people feel more informed when they're buying a home. We'll go through everything with you so that you know exactly what fits in your budget, how much you need to save and what costs to expect. There should be no surprises and you should never feel left in the dark.
Get in touch with us if you're interested in looking at your budget and how a home purchase might fit into it. Even if you're not ready to buy quite yet, we can help you plan for when you are.
1. Proof of Income can be recent paystubs and W2's if you're a wage earner. If you're self-employed, we need the filed taxes for your business from the last 2 years.
2. A piece of government-issued picture ID like your driver's license or your passport. Make sure it's not expired.
3. Your most recent 60 days of bank, retirement, or investment statements. We need to know where your down payment is coming from.
4. We will need to do a hard credit check to see what your debts are. This will affect your score minorly and you can do multiple checks with different lenders in the same time frame without being penalized.
Economic uncertainty and current events have pushed rates to another low. Homeowners have been locking in these low rates on both refinances and home purchases.
This may be temporary. The Feds have recently announced plans to taper their spending on assets which may mean rates will be going up soon.

Your PMI, or Private Mortgage Insurance, gets cancelled by your mortgage servicer once your mortgage balance reaches 78% of the home’s value (22% equity)
You can, however, request in writing to cancel it earlier once you reach 20% equity to save money on monthly payments.
Some people will make additional payments to get to 20% equity for this reason.
There are some stipulations though. You can’t be late on payments or have additional liens, and you may need an appraisal.
Your servicer can tell you what’s required and help you figure out when you can request to cancel PMI.
Keep in mind, some mortgages require you to refinance if you want to get rid of monthly PMI payments. But, refinancing can be a great option for anyone wanting to get rid of PMI that has a home that’s increased in value.
