“That’s a write off!”
It’s a phrase I commonly hear thrown around. But, not so fast... it turns out not all home improvements are treated equally from a tax perspective.
Let’s break it down:

Home Office Deduction:

To claim a deduction, you must have a dedicated and exclusive workspace. Using your dining table unfortunately doesn’t qualify here.

Rental Properties:

When updating rental properties, you won’t be able to deduct the renovation costs.
But, expenses like mortgage interest, property tax, operating costs, depreciation, and repairs are usually eligible deductions to take. Keep a running tally of these expenses.

Residential Medical Upgrades:

Expenses related to improving medical accessibility are deductible. This includes constructing entrance or exit ramps, widening doorways, installing railings or support bars, and making bathroom modifications.

Energy-Efficient Improvements:

Consider energy-efficient upgrades. Things like installing solar panels, solar water heaters, small wind energy turbines, geothermal heat pumps, fuel cells, and biomass fuel stoves qualify for various tax benefits.

Home Sellers Deduction:

If you make improvements to your home before selling it, they can increase your home’s basis (purchase price + improvements), reducing capital gains and, in turn, lowering the taxes you’ll owe. Keep a running spreadsheet of those improvements!

Including several hiking areas with some of the best Mountain trails with Lake Views, 10 min from Lake Acworth for kayaking and fishing and Lake Allatoona for all the best boating!

Winter in Georgia is coming! Are you ready? Is your home ready?

If you're a homeowner, it's important to take steps to prepare your home for the cold weather. By following a few simple tips, you can save yourself money and headaches down the road.

*Drip Faucets: Both hot and cold lines serve a spigot, so make sure both are open and allowed to drip. If the dripping stops, leave the faucet open as this will still relief pressure if a pipe freezes.

*Outdoor Spigots: Disconnect any water hose from an outdoor spigot, and cover outdoor spigots to protect them from freezing.

*Seal air leaks. Make sure all windows and doors are closed tightly. Use caulk or weatherstripping to seal any air leaks around your windows and doors.

*Protect your pipes. Wrap exposed pipes with insulation to prevent them from freezing and bursting. If any of your vanities back up to an exterior wall, open the doors to the vanity cabinet to allow warm air access to the pipes. Also, ensure every family member knows where the main water shutoff is to access it in an emergency.

*Winterize your deck and patio. Protect patio furniture with weatherproof covers or, better yet, store it away in a garage or shed. If you have a wooden deck, apply a fresh coat of sealant.

After all it does for you, your home deserves some TLC before the new year.
The good news is you don’t have to do it all at once. You can take it one drawer, cabinet, or closet at a time. More on that in a second.
But first, some stats that may give a little pep to your decluttering step this December:
• In the U.S., 11.1% of households rent storage space.
• About 18% of people renting a storage unit have a four-bedroom home (or larger).
• Nearly half of self-storage customers rent for at least a year.
• The national average for a storage unit per month is $100.04.
Steer clear of adding your name to these stats by seriously decluttering your home one small space at a time. Here’s how:

Before the holidays and the onslaught of gifts, go through old toys your kids don’t play with and haul them off to a local thrift store or charity.

Pick one drawer or closet every day, set your phone timer for 15 minutes, and see how far you can get. It's incredible how much stuff can accumulate in those hidden spaces! Toss & donate old magazines, manuals, electronics, clothes you no longer wear, and expired meds.

In the kitchen? Clear out dishes you don't use. How many sets do you need? A general rule of thumb is to take the number of people in your house and double it. Also, take a peek in your fridge and pantry and bid farewell to those forgotten items lurking in the back.

Don't forget about unused home decor. If it's been collecting dust, it's time to pass it on or sell it online.

Tackle all your storage areas, from the basement to the attic. Use labels and bins to keep everything in its place.
