Mailbox ~ Make attractive to landscape
Roof ~ Fix loose shingles, secure flashing, unclog gutters
Exterior ~ Fix and foundation cracks, missing siding, chipping paint and clean windows.
Garage ~ Keep free of excess clutter; clean doors, and ensure proper function, add fresh paint
Yard ~ Keep grass mowed, hedges trimmed, and yards free of clutter and trash
Front entry ~ The first and last things buyers see, make door pop with a fresh coat of paint
Foyer ~ Keep clean and inviting with coats and shoes properly stored
All rooms ~ Maximize space by removing clutter and excess, unnecessary or misused furniture
Closets ~ Pack up out of season clothing and shoes to enhance the size of the storage space
Floors ~ Keep vacuumed, swept and mopped
Interior Paint ~ Repair holes and dings; add a fresh coat in light, neutral color for big overall impact

📰Suffolk sales fell by 16.7% in January to 1,342 compared with 2021. In Nassau, the year-over-year drop was 7.3% to 1,172, reflecting Long Island’s severe listings shortage.
◾The median sale price for a home in Nassau County increased 8.2% in January from a year ago to $650,000. In Suffolk, the median was $520,000, or 10.3% higher.
◾Long Island set a record low number of homes on the market for the third straight month, which has resulted in fewer sales than in January 2021.
◾Rising mortgage rates could take some buyers out of the market if potential monthly payments increase beyond their budgets. The average rate for a 30-year loan was 3.92% for the week ending Feb. 18, which was the highest it has been since 2019. Still historically low however.
