The first reason you should build your team is because you are struggling to keep up with business
Hiring someone to get more business is the wrong move. You first must have a stressful amount of clients pushing you into hiring.
This is about growth in a sustainable manner. And choosing the right order of hiring is imperative.
Hire the wrong person first and you are taking steps backward and adding more work to your plate.
So what are the steps?
2. Hire a Transaction Coordinator
This person knows their duties and are able to accomplish them with little oversight. Freeing you from the paperwork vortex and allowing you to continue lead generating and working with clients.
3. Hire a Marketer.
An overlooked position is the marketer. They are responsible for more than just posting to your socials and branding your content. They are connecting with leads. Turning cold leads to hot leads and hot leads to commissions. This person will take more of your time, but will know the majority of their duties with some oversight.
4. Hire a Buyers Agent
This person will take over the lengthy process of buying a home, doing showings, and submitting offers. You are now the listing agent. You are still lead generating and coordinating transactions, but with a much smaller work load.
5. Hire a Listing Agent
Now you have someone to take over your listings. You can focus purely on generating more leads and training your team. This position is the largest adjustment to what you are familiar with. So make sure you are ready to start managing and training your team to move on to step 6
6. You become the CEO
You are now in full management mode. Making sure all tasks at hand are completed with integrity. This position will make or break your real estate business. You have to be all in. With a team underneath you, you will become very busy with making sure things run smoothly. Team meetings, delegation, and training are your main focuses.
7. Hire a CEO
You've done it! You created a successful real estate team and you earned the right to take some time off. If that's not you keep building! Hire more agents, marketers, and continue growing your business the way you want!

Here are the 4 steps:
1. S: Situational questions.
We're getting to know someone.
More specifically, we want to know the struggle they are facing when buying a home.
So what do we do?
Ask the right questions to understand what the issue is that they are dealing with. Then we move on to step #2
2. P: Problem Questions
Who doesn't want their problems solved?
I sure do
But
Just like you, I want to be the one that solves it.
So how does asking questions get someone to list their house with you?
Because, you are listening. More than listening, you are guiding them down a path to a resolution.
And that's exactly what they want. But remember, they thought of it. On to #3
3. I: Implication Questions
This is the stressful part. Asking the future-oriented questions.
Remember the problem that they told you?
Use it here, but with hypothetical implications the future might hold.
Having kids? Need more rooms. New job? Further commute.
You get the idea?
These are motivators.
This is what makes them take action.
Now, capitalize.
4. N: Needs Payoff
Okay, last part, and this one is a little tricky.
Now you know their problems and they know the implications the future might hold for them
what do we do?
That's right. We allow them to come up with a resolution. All on their own.
Don't forget, WE aren't coming up with the resolution.
WE just asked the right questions.
But they just convinced themselves that the right move is to sell
And you just happen to be sitting in a meeting with them.
Who are they going to list with? Yup! You!
You just learned how to close more deals with spin selling.

Philosophy for real estate agents: The idea is that each person's personal philosophy is like the set of the sail on a boat in the ocean. The ocean represents real estate. The wind represents market conditions (interest rates, inventory, competition, the economy, etc.) The wind blows on all of us, but some of us will get their boat to the destination they desire, others will wind up on the rocks. WHY? The philosophy (set of the sail) of each person determines their destination. Work on yours.
How? Here is 1 example:
Be learning based. The more you learn, the more you realize you don't know. Be curious and open. Intelligence DOES NOT correlate to success. CURIOSITY correlates to success. Intelligent people often think they know the answers and talk themselves out of taking action. CURIOUS people, on the other hand, take action and keep learning. THAT is what creates success.

What's one thing everyone likes? Being celebrated! So, give your clients some appreciation with a party!
It can be elaborate or simple, it just needs to be something where you can gather your clients and provide them a service, entertainment, or food. We go through some great ideas on all sizes of client appreciation parties in this video and how to make them worth coming too!
You know your clients, what they like, and what is going to motivate them to come. So, think of a few common activities that would entice the majority of your clients to come to. From there, we can expand on the idea and dial in the event to suite your networking and lead generation needs.
Partner partner partner!!! Find others in the industry that would also like to network with clients like yours. It could be mortgage lenders, stagers, inspectors, etc. These groups are likely to support your client event in return for the networking opportunity. They might even be inclined to pitch into the event if it's beneficial enough.

Gain leads from your open houses! The key is to add value.
Do you want to help for sale by owners sell their home? FSBO's can be a tricky close. But extremely beneficial. The key to closing a for sale by owner lead is nurturing them!
Contact the for sale by owner with value add material. Earn their trust by giving them comps, helping with their marketing, and bringing leads through their door.
There are some very unnerving statistics that show that FSBO sell for a substantially lower amount compared to using an agent and can lead to litigation. AFTER you have rapport with a FSBO let them know about these statistics (we talk about them in this video).
You've just earned their trust. You are looking out for their benefit and don't want them to undersell, end up in litigation, or just flat out not sell their home.
For sale by owners attract two of the four buyer types. Investors and tire kickers. We don't want that to be the only exposure they are getting. So, what do we do? We ask a very important question. (also in the video๐)
Once you get the answer to the question you will be set up to reach out for a meeting and ask for their listing. Most likely, after presented with a cohesive plan, they will sign with you. Even if it means they have to pay that ugly commission. They know in the end that they will earn more money working with an agent than trying to sell it by themselves.
